This is a fully remote position, open to applicants in New Jersey.
• Implement a detailed and strategic real estate market plan across the complete real estate lifecycle for the designated territory.
• Partner with broker teams, analytics, and senior real estate managers to craft and execute market strategies.
• Collaborate with construction, design, facilities, finance, and asset management to ensure successful store launches and lifecycle oversight.
• Identify sites for new store openings and repositioning opportunities.
• Oversee local real estate broker teams.
• Conduct field assessments of potential and existing locations.
• Work alongside legal counsel to negotiate leases.
• Manage multiple Letters of Intent (LOIs) and lease negotiations to meet growth objectives.
• Prepare LOIs, site approval packages, financial reports, analyses, and site submission documents.
• Present proposed site approval packages during monthly Real Estate Committee meetings.
• Travel regularly within the assigned territory to evaluate retail trade areas, trends, and opportunities.
• Engage with operational partners to communicate strategy and priorities.
• Foster relationships with developers and oversee external business partners.
• Represent Five Below at select Regional and National ICSC Conventions.
• Support ad-hoc projects for the real estate team.
• Applicants must reside in NY, NJ, or Philadelphia.
• A minimum of 3 years' experience in the retail real estate sector is required.
• At least 1 year of experience in market planning, site selection, and deal negotiation.
• A Bachelor’s or Master’s degree in Business Administration or a real estate/finance-related field is preferred.
• Experience managing third-party service providers, including local market brokers and external legal counsel.
• Excellent communication, presentation, analytical, and problem-solving abilities.
• Strong skills in negotiation and transaction management.
• Capacity to thrive in an ambiguous environment, address problems, and manage change effectively.
• Ability to retain information with ease.
• Self-motivated, with a keen attention to detail and deadlines.
• Comprehensive understanding of real estate practices and associated legal principles.
