This is a fully remote position, open to applicants in Florida.
• Implement a thorough and strategic real estate market plan across the complete real estate lifecycle for the designated territory.
• Partner with local brokerage teams, analytics, and senior real estate management to design, refine, and execute the market strategy.
• Collaborate with construction, design, facilities, finance, and asset management to facilitate store launches and manage the entire store lifecycle.
• Identify sites for new store openings and opportunities for repositioning existing stores.
• Oversee local real estate broker teams.
• Perform field tours of prospective and current locations.
• Work alongside legal counsel during lease negotiations.
• Handle multiple Letters of Intent (LOI) and lease negotiations to meet growth objectives.
• Prepare LOIs, site approval packages, financial reports, analyses, and site submittal packages for monthly Real Estate Committee meetings.
• Present proposed site approval packages during monthly Real Estate Committee meetings.
• Travel regularly throughout the assigned territory to assess retail trade areas, traffic and retail trends, demographic shifts, and market changes.
• Communicate with operational partners and engage in strategy meetings regarding new store openings and relocations.
• Build and sustain relationships with key developers and manage external business partners.
• Represent Five Below at select Regional and National ICSC Conventions.
• Support ad-hoc projects for the real estate team.
• A Bachelor’s Degree or Master’s Degree in Business Administration or a real estate/finance-related field is preferred.
• A minimum of 3 years of experience in the retail real estate sector is mandatory.
• At least 1 year of prior experience in market planning, site selection, and deal negotiation.
• Experience in managing third-party service providers, including local market brokers and external legal counsel.
• Excellent communication, presentation, analytical, and problem-solving skills, with a proven ability to understand the audience and customer needs.
• Strong skills in negotiation and transaction management.
• Demonstrated ability to thrive in an ambiguous environment, identify and resolve issues, and manage change effectively.
• Ability to recall information with ease.
• Self-driven with a keen attention to detail and adherence to deadlines.
• Strong comprehension of real estate practices and associated legal principles.
• Must be willing to travel frequently.
