This is a fully remote position, open to applicants in Florida.
• Implement a detailed and strategic real estate market approach throughout the complete real estate lifecycle for the designated territory, under the guidance of the Senior Real Estate Manager.
• Partner with broker teams, analytics, construction, design, facilities, finance, and asset management departments to create market strategies and initiate store launches.
• Identify locations for new stores and opportunities for repositioning existing stores.
• Oversee local real estate broker teams and external business associates.
• Conduct field assessments of potential and current locations.
• Negotiate Letters of Intent (LOIs) and leases in collaboration with legal counsel and the Senior Manager.
• Manage numerous LOI and lease negotiations to meet growth objectives.
• Prepare LOIs, site approval documentation, site submission packages, financial reports, and analyses for Real Estate Committee meetings.
• Present proposed site approval documents at monthly Real Estate Committee gatherings.
• Travel frequently within the assigned territory to evaluate retail trade zones, traffic patterns, demographics, and market trends.
• Communicate with operational partners and articulate strategies and priorities for new store openings and relocations.
• Build and sustain relationships with key developers.
• Represent Five Below at selected Regional and National ICSC Conventions.
• Support the real estate team with various ad-hoc projects.
• A Bachelor’s Degree or Master’s Degree in Business Administration or a concentration related to real estate/finance is preferred.
• A minimum of 3 years of experience in the retail real estate sector is essential.
• At least 1 year of prior experience in market planning, site selection, and deal negotiation is required.
• Experience in managing third-party service providers, including local market brokers and external legal counsel.
• Exceptional communication, presentation, analytical, and problem-solving capabilities.
• Strong negotiation and transaction management expertise.
• Ability to operate in an ambiguous environment, identify and address challenges, and manage change effectively.
• Aptitude for easily recalling information.
• Self-driven with a keen attention to detail and deadlines.
• A solid understanding of real estate practices and associated legal principles.
