Property Manager – Short Term Rental, Leadership Experience

This is a fully remote position, open to applicants in United States.

📋 Description

• Supervise the daily operations of short-term rental properties, ensuring that listings, reservations, calendars, pricing, and property information are precise and up to date.

• Track booking activity, occupancy rates, guest inquiries, and modifications to reservations.

• Organize cleaning schedules, inspections, turnovers, and manage guest check-ins and check-outs.

• Confirm that properties adhere to client standards and meet guest expectations.

• Oversee guest communications throughout the entire reservation process.

• Address guest concerns, complaints, special requests, escalations, booking issues, access problems, maintenance requests, and any other guest-related issues.

• Foster excellent guest reviews and overall property ratings.

• Administer maintenance requests, work orders, and coordinate with vendors.

• Collaborate with housekeeping, maintenance, and other service providers.

• Evaluate vendor performance, service completion, and associated costs.

• Address urgent maintenance issues and ensure properties are safe, functional, and ready for guests.

• Act as the main point of contact for assigned U.S.-based clients.

• Provide operational updates, manage property-related issues, set client expectations, and ensure service delivery aligns with agreed standards.

• Communicate property performance, operational challenges, and suggestions for improvements.

• Assist clients in the implementation and optimization of STR property management platforms.

• Offer guidance, coaching, and support to Virtual Property Managers and members of the STR operations team.

• Monitor team performance, service quality, productivity, and compliance with client-specific procedures.

• Support onboarding and training initiatives for team members on STR processes, systems, and communication protocols.

• Encourage accountability, collaboration, and a culture of continuous improvement.

• Develop, maintain, and enhance STR workflows, standard operating procedures, and operational guidelines.

• Identify inefficiencies and propose solutions to enhance response times, guest experiences, and property operations.

• Ensure accurate documentation, reporting, and consistent use of property management systems.

• Recognize operational risks and escalate issues that require client or management intervention.

⛳️ Requirements

• Minimum of 3 years of experience in U.S. Short-Term Rental (STR) property management or vacation rental operations.

• Strong proficiency with STR platforms such as Guesty, Hostaway, Hospitable, OwnerRez, Breezeway, or similar systems.

• Experience in guest communication, reservation management, housekeeping coordination, property turnovers, and maintenance oversight.

• At least 2 years of leadership or supervisory experience, ideally managing remote teams or STR operations.

• Excellent client-facing communication skills, with the ability to manage expectations and handle escalations in a professional manner.

• Proven capability to oversee daily operations, prioritize urgent matters, and manage multiple properties effectively.

• Highly organized, detail-oriented, proactive, and able to work independently with minimal supervision.

• Experience in coaching, mentoring, and enhancing team performance.

• Strong problem-solving abilities and a dedication to providing exceptional guest experiences and operational excellence.
