Project Assessor

This is a fully remote position, open to applicants in United States.

📋 Description

• Oversee the direction, completion, and results of assigned building assessment projects and associated services in alignment with ASTM standards and/or specific client scopes of work.

• Relay project status, issues, and updates on report delivery to the leadership team.

• Perform building assessments, including Property Condition Assessments, Phase I Environmental Site Assessments, Facility Condition Assessments, environmental sampling, seismic reports, structural surveys, roofing evaluations, energy audits, accessibility assessments, equipment inspections, document reviews, and construction oversight.

• Conduct physical surveys of building systems and equipment, structures, foundations, interiors, common areas, exterior walls, windows, roofs, and pavement.

• Recognize significant physical deficiencies and estimate costs for remediation or replacement, as well as replacement reserve expenditures.

• Interview property owners, tenants, service providers, local government representatives, and other informed individuals.

• Provide photographic documentation of assessment sites.

• Compile precise written reports based on field findings, notes, photographs, interviews, and client-specific requirements.

• Adjust scope and technical writing to meet project needs, property specifics, geographic location, and site conditions.

• Create project plans and assessments utilizing professional and technical judgment.

• Examine property records, assessment reports, historical and regulatory documents, repair and improvement costs, maintenance records, safety reports, warranties, and construction documents.

• Serve as the technical lead for specialized projects and protocols.

• Achieve productivity and report quality goals.

• Provide timely customer service and proactive solutions to client needs.

• Liaise with Building, Zoning, and/or Fire Departments regarding property violations and necessary corrective measures.

• Travel to client/project sites across the U.S. approximately 90% of the time, including stays of up to two continuous weeks, overnight stays, and weekend travel.

• Adhere to company policies, standard operating procedures, work instructions, quality standards, safety requirements, and confidentiality commitments.

⛳️ Requirements

• Bachelor's degree (B.A. or B.S.) from a four-year college or university in a related field; candidates without a degree may be considered with substantial related experience, typically five years or more, and equivalent expertise.

• A minimum of three years of relevant experience.

• A valid driver's license is required with no significant motor vehicle violations (clean driving record).

• Knowledge of buildings, construction, technical standards, construction materials and methods, environmental issues, cost estimating, and industry standards.

• Proficiency in word processing, spreadsheet applications, project management software, Quire, AssetCalc, Microsoft Suite, business-specific software, and project-specific applications.

• Capability to operate an electronic tablet in the field for real-time data collection.

• Skills in report writing, business correspondence, and standard operating procedure documentation.

• Ability to identify problems, gather data, establish facts, and draw valid conclusions.

• Capacity to manage multiple stakeholders and work independently as well as collaboratively in a team environment.

• Must possess a cell phone and provide personal internet service.

• Must be able to meet the physical demands of the position.

• Ability to work effectively from a remote location.

• Willingness to travel by plane, motor vehicle, and train to client/project sites across the U.S.
