This is a fully remote position, open to applicants in Philippines.
• Analyze architectural, structural, civil, MEP, and consultant drawings to pinpoint coordination challenges, gaps in information, scope discrepancies, and constructability issues.
• Create trade-specific RFPs, bid packages, scope sheets, subcontract exhibits, and language for subcontractor scopes.
• Identify and qualify subcontractors and vendors, distribute bid packages, manage follow-ups, and ensure proposals are finalized.
• Assess subcontractor bids, address exclusions and qualifications, and generate award recommendations.
• Confirm construction costs through market analysis, historical pricing, material quotations, subcontractor insights, and cost evaluations.
• Spot value-engineering opportunities to minimize cost or scheduling risks while maintaining quality and design integrity.
• Compose RFIs and collaborate on unresolved questions with designers, consultants, subcontractors, vendors, and construction leadership.
• Assist with project budgets, procurement timelines, tracking long-lead items, trade cost summaries, allowances, contingencies, general conditions, and risk assessments.
• Develop comprehensive project handoff packages for the superintendent and field team.
• As responsibilities expand, oversee RFI, submittal, procurement, design coordination, budget, change-order, meeting, closeout, and action-item logs for ongoing projects.
• Collaborate directly with the Director of Construction.
• Over 5 years of experience in preconstruction, estimating, project engineering, or project management within the construction industry.
• Proficient in reading and interpreting construction drawings, specifications, scopes of work, and trade sequences.
• Experience in preparing bid packages, evaluating proposals, recognizing scope discrepancies, and drafting clear scope descriptions.
• Capability to review various drawing disciplines for coordination, completeness, constructability, and associated risks.
• Excellent written communication skills for RFIs, bid instructions, subcontractor correspondence, meeting notes, and leadership summaries.
• Familiarity with project budgets, procurement, schedules, RFIs, submittals, change management, and construction documentation.
• Ability to work independently in a remote setting while remaining highly responsive, organized, and accountable.
• 7–10 years of construction experience with proven management of bid packages, scope development, budgeting, coordination, and project controls (preferred).
• Proficiency with Bluebeam, Procore, Autodesk Construction Cloud, estimating software, or scheduling tools (preferred).
• Background in supporting restaurant tenant improvements, commercial renovations, façade work, utility upgrades, mixed-use projects, ADUs, or new construction (preferred).
• Knowledge of Los Angeles construction markets, subcontractor pricing, permitting requirements, or local trade conditions (preferred).
• Experience in reviewing subcontractor change-order requests and compiling supporting documentation for leadership evaluation (preferred).
