Post Closing and Curative Specialist

This is a fully remote position, open to applicants in Texas.

📋 Description

• Analyze title commitments and pinpoint curative issues, such as liens, judgments, probate complications, deed discrepancies, and unpaid taxes.

• Investigate county records, previous policies, and the chain of title to rectify title defects and eliminate exceptions.

• Liaise with underwriters to secure approval on curative items and atypical title situations.

• Draft and request releases, affidavits, corrective deeds, and other necessary curative documents.

• Collaborate with escrow officers, lenders, attorneys, and external parties to advance files towards closing.

• Oversee post-closing activities, which include verifying document execution, preparing files for recording, and monitoring recorded documents.

• Issue final title policies in accordance with underwriter guidelines and filing requirements.

• Maintain precise, organized, and audit-ready files.

• Track pending curative and post-closing items and follow up to avert delays.

• Ensure adherence to Texas title insurance regulations, company policies, and underwriter standards.

⛳️ Requirements

• Previous experience in Texas escrow or title insurance is mandatory; candidates lacking direct Texas title or escrow experience will not be considered.

• Proficient understanding of Texas title curative practices, including liens, judgments, probate, and deed matters.

• Acquainted with Texas recording requirements and post-closing processes.

• Robust comprehension of title commitments, exceptions, and underwriting criteria.

• Exceptional written and verbal communication skills, with the capacity to articulate curative issues clearly.

• High degree of accuracy and meticulous attention to detail when reviewing legal and financial documents.

• Strong organizational abilities and capacity to handle multiple files concurrently.

• Proficient in title production software and standard office applications.
