Operations Manager, Maintenance

This is a fully remote position, open to applicants in United States.

📋 Description

• Oversee the internal maintenance department, ensuring it operates as a scalable, revenue-generating unit.

• Take ownership of maintenance service standards, response times, and quality assurance across various markets.

• Ensure that homes are maintained in a safe, functional, and guest-ready condition throughout the year.

• Review and prioritize all incoming maintenance work orders.

• Assess whether issues can be resolved internally or if they necessitate vendor involvement.

• Categorize tasks by priority: emergency, urgent, or routine.

• Implement quick response protocols for critical situations such as leaks, floods, and fires.

• Supervise Maintenance Managers and Coordinators across different markets.

• Develop hiring strategies, training initiatives, and coverage plans.

• Set key performance indicators (KPIs) for completion times, recurrence of issues, and satisfaction levels.

• Ensure proper billing of internal maintenance work back to properties.

• Monitor cost efficiency of maintenance tasks compared to third-party vendor services.

• Manage reporting for the performance of the maintenance service line.

• Collaborate with Asset Management on vendor transitions and complex projects.

• Assist with Owner Experience escalations concerning maintenance-related disruptions.

• Promote alignment between maintenance operations and home readiness objectives.

• 8–12+ years of experience in residential maintenance operations, property services, or facilities leadership.

• Proven experience in managing maintenance teams across multiple markets.

• Strong judgment in triage situations and emergency response scenarios.

• Financial expertise in service billing, labor utilization, and cost management.
