This is a fully remote position, open to applicants in Minnesota.
• Travel to various properties to spearhead leasing and marketing initiatives either independently or in collaboration with the Leasing Manager.
• Execute strategic marketing plans, leasing efforts, and leasing methodologies.
• Conduct market research and perform analysis aimed at achieving targeted occupancy rates.
• Apply sales strategies to optimize revenue while maintaining concession expenditures within budgetary limits.
• Conduct property tours, address leasing inquiries, and follow up with potential residents.
• Train and assist Leasing Specialists and/or Community Assistants, emphasizing task delegation and prompt execution in conjunction with the Property Manager.
• Develop and implement marketing initiatives both on campus and within the surrounding community.
• Participate in customer appreciation events and various special occasions.
• Enforce the terms of lease agreements and communicate expectations clearly to residents.
• Oversee administrative tasks, inventory management, and reporting responsibilities for the designated property.
• Identify leasing challenges and opportunities, proposing action plans in coordination with the Regional Leasing Manager and Regional Property Manager.
• Assist in onboarding new properties and lead leasing staff in the execution of sales processes and protocols.
• Implement pre-leasing strategies and renewal campaigns.
• Develop and execute customer retention initiatives.
• A Bachelor’s Degree in Sales, Marketing, Business Administration, or a related discipline and/or a minimum of two years’ experience in a Leasing Manager role or a similar capacity is required.
• Demonstrated success in leasing properties within the student housing sector is strongly preferred.
• Familiarity with property management software, with Entrata being preferred.
• Proven ability to thrive in a dynamic, fast-paced environment while managing multiple projects concurrently.
• Exhibit a high level of integrity and professionalism.
• Proven track record of building robust relationships with on-site team members, resident communities, vendors, and company partners.
• Capacity to adapt to challenging and evolving situations, making a quick and impactful contribution.
• Experience in creating social media and marketing content while managing a marketing calendar.
• Self-motivated and excel in a collaborative team environment.
• Knowledge of property management standards, including Fair Housing regulations, Tenant/Landlord rights, and fundamental real estate principles.
• Willingness to travel extensively (90-100%).
• Candidate must reside near a major US airport.
