This is a fully remote position, open to applicants in California.
• Oversee the business development process for California.
• Enhance Ace's market presence through a strategy focused on new store openings.
• Attract, train, and inspire potential candidates.
• Formulate business plans and provide consultation to current Ace retailers, new investors, and candidates for competitor conversion or acquisition.
• Evaluate prospects based on their business insight, character, competence, and financial capability.
• Conclude and secure new business opportunities.
• Implement technical operating procedures from Interest-to-Application.
• Perform demographic assessments, trade potential evaluations, sales forecasts, site audits, and notifications for expansion areas.
• Develop pro formas and obtain approvals from stakeholders.
• Carry out letters of intent and aid in securing financing.
• Complete Ace membership applications in accordance with standard operating procedures.
• Seek market opportunities involving potential candidates, available markets, real estate locations, lenders, brokers, and public relations.
• Generate market momentum through diligent market research and advocacy for Ace with stakeholders.
• Collaborate with Retail Operations leadership and field teams.
• At least 5 years of relevant experience in retailing, franchising, real estate, or market development.
• A college degree in business is preferred but not mandatory.
• Capability to identify, secure, and finalize a new store or conversion opportunity.
• Excellent negotiation skills.
• Strong presentation abilities for affluent investors, real estate brokers, lenders, and current Ace retailers.
• Interpersonal skills to foster trust, respect, and understanding.
• Business savvy, including the ability to interpret financial statements.
• Knowledge of the lease negotiation process.
• Solid understanding of capitalization and financing options, methods, and processes.
• Awareness of store density, cannibalization, and their impacts on the Ace brand.
• Familiarity with franchise competitors and strategies to position Ace effectively against them.
• Ability to build partnerships with Retail Operations, including the Director, Regional Manager, Project Manager, and District Manager.
• Proficient in MS Office (Word, Excel, PowerPoint, Outlook).
• Willingness to work flexible hours and travel extensively overnight (3–4 days a week).
