
Lead Estimator – Multi-Site, Multi-Trade Special Projects

This is a fully remote position, open to applicants in United States.
• Analyze and interpret project plans to assess the overall cost of special initiatives, renovations, and rollouts.
• Conduct thorough take-offs and scope assessments.
• Compile scope and material lists in collaboration with vendors and subcontractors.
• Present and transfer estimates to the Project Management team.
• Specify the scope of work for each trade, detailing costs per trade/subcontractor, site services, material needs, and lead times.
• Create critical paths for effective project execution.
• Oversee and manage projects, including refreshes, minor renovations, and multi-site rollouts.
• Prepare timely estimates for retrofits, renovations, tenant improvements, rollouts, and deferred maintenance projects.
• Establish unit pricing, template estimates, and consistent pricing models.
• Validate pricing in relation to varying site conditions and jurisdictions.
• Assess drawings, specifications, field data, and incomplete scopes.
• Offer design feedback that influences implementation plans or pricing strategies.
• Collaborate with sales, operations, and project management to facilitate project awards.
• Work with field partners to confirm labor assumptions, production rates, and constructability.
• Request and evaluate vendor and subcontractor pricing across diverse markets.
• Liaise with customers, account managers, and internal teams to clarify scope, assumptions, and exclusions.
• Assist in value engineering, alternative pricing, and scope optimization.
• Maintain databases for vendor pricing, labor factors, and regional cost adjustments.
• Monitor market conditions, labor availability, and material lead times.
• Contribute to the development of estimating standards, templates, and best practices.
• Track hit rates, estimate accuracy, and post-project cost performance.
• Enhance estimating workflows, tools, and systems.
• Report on volume, backlog support, and pricing trends.
• Minimum of 5 years’ experience in estimating within construction, facilities, electrical, mechanical, or similar trades.
• Proven experience supporting multi-site, programmatic, or high-volume project initiatives.
• In-depth understanding of labor, material, equipment, and subcontractor pricing.
• Capability to manage multiple estimates simultaneously under tight deadlines.
• Proficient in estimating software, Excel, and project documentation tools.
• Strong communication skills and ability to work across various functions.
• Preferred: Experience with national accounts or repeat-client programs.
• Preferred: Field experience or robust operational knowledge.
• Preferred: Awareness of service-to-project conversions.
• Preferred: Experience in developing unit pricing and standardized estimating models.
• Preferred: Knowledge of regional labor factors and union/non-union markets.
• Ability to execute tasks in parallel and prioritize effectively.
• High attention to detail while maintaining speed.
• Strong commercial judgment and risk awareness.
• Capacity to collaborate with sales, operations, and vendors.
• Ability to estimate from incomplete or changing scopes.
