This is a fully remote position, open to applicants in New Jersey.
• Provide efficient, effective, and timely facility services to various clients within a designated geographic area.
• Travel to client locations in a company van to maintain commercial properties.
• Conduct preventative, corrective, and predictive maintenance on commercial HVAC systems.
• Troubleshoot and service commercial HVAC systems as needed.
• Execute tests and analyze data to ensure proper equipment functionality and offer recommendations.
• Understand the operation and sequence of controls for commercial HVAC systems.
• Carry out minor carpentry, plumbing, electrical, painting, roofing, and other maintenance tasks.
• Perform preventative maintenance checks and services on package and split-unit HVAC systems.
• Repair steam/hot-water boiler systems and diagnose airflow and ducting problems.
• Handle refrigerants safely and efficiently while adhering to EPA regulations.
• Diagnose and repair mechanical, electrical, and system failures related to HVAC and boiler equipment.
• Complete work orders, service reports, quality inspection images and reports, timesheets, expense reports, and purchase-card logs using tablets, smartphones, and business systems.
• Acquire materials and supplies necessary for tasks.
• Conduct service and asset inspections.
• Maintain communication with customers and internal teams to ensure customer satisfaction.
• Attend required safety and compliance training and weekly safety meetings.
• Provide estimates for larger projects and required services.
• Perform other assigned duties as needed.
• High School diploma or Degree/Certification, or equivalent professional experience in Landscaping, Trades (Electrical, HVAC, Plumbing, etc.), or Specialty Floor Care is preferred.
• Certified 2-year HVAC technical certificate or state-approved HVAC license.
• Minimum of 5 years of HVAC/General Maintenance experience, including electrical, plumbing, and carpentry, or an equivalent combination of training, education, and experience.
• Experience with industrial/commercial type HVAC equipment/systems is required.
• Must hold applicable certifications, licenses, and a valid driver's license in good standing.
• An EPA Universal Refrigeration License is required.
• Ability to read and understand safety policies, operating and maintenance instructions, and procedural manuals.
• Capability to write routine reports and correspondence.
• Ability to effectively present information in both individual and small group settings.
• Proficiency in using handheld devices and business systems or document management database software, including Microsoft Office, Microsoft Outlook, Word, and Excel.
• Must comply with applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.
• Knowledge of and compliance with OSHA standards and company safety policies are essential.
• Experience in installing, maintaining, troubleshooting, and repairing building mechanical systems, including HVAC, plumbing, and electrical systems.
• Daily local travel between properties is required.
• Must be able to perform physical duties, including standing, walking, climbing, kneeling, crawling, and lifting up to 75 pounds.
• Required to drive a company vehicle daily.
