This is a fully remote position, open to applicants in Colombia.
β’ Review and integrate current research tools, such as third-party platforms, Excel, and GIS, into a cohesive workflow.
β’ Create and sustain automated data pipelines for monitoring population growth, AMI, job growth, and economic development.
β’ Develop and oversee a centralized activity tracker for targeted Florida markets.
β’ Perform in-depth research on designated counties and cities, producing 1β2 page market snapshot reports within roughly two weeks.
β’ Present findings to the acquisitions team and the entire team during biweekly all-hands meetings.
β’ Keep track of Florida legislation that impacts residential developers.
β’ Monitor FDOT roadwork data and infrastructure indicators that affect land value.
β’ Engage with planning departments and economic development offices to pinpoint pipeline activity prior to public release.
β’ Identify agricultural-zoned parcels that qualify under legislative pathways and generate outreach leads.
β’ Extract average new-construction sale prices and sales velocity within target site radii using public appraisal databases and purchased platforms.
β’ Process permitting data and pre-application meeting notes on a weekly or biweekly basis.
β’ Utilize AI workflows to transform municipal data into actionable go/no-go signals.
β’ Assist in deal screening with focused, rapid market analyses.
β’ Proficient in English (both written and spoken).
β’ Mid-to-senior level experience with the capability to independently establish a research function.
β’ Strong analytical skills with the ability to work across various data sources comfortably.
β’ Background in real estate, urban planning, or land development.
β’ Experience with large datasets and GIS/spatial data tools (county GIS, property appraisal databases) is a plus.
β’ AI proficiency with practical skills in building automated workflows, including web scraping, data cleaning, and memo generation from structured data is a plus.
β’ Familiarity with Florida's residential market dynamics, or the ability to quickly adapt is a plus.
