Facility Maintenance Technician II

This is a fully remote position, open to applicants in Colorado.

📋 Description

• Perform essential preventive maintenance and repairs on equipment within commercial and industrial facilities.

• Travel daily using a company van and utilize company-provided tools to service various customer sites and commercial properties.

• Adhere to safety protocols, including OSHA regulations and lock-out/tag-out procedures.

• Execute shift rounds to detect issues and document the performance of systems and equipment.

• Maintain, troubleshoot, inspect, assess, and execute comprehensive repairs on facility equipment.

• Diagnose and conduct preventive maintenance on HVAC, fire/life safety, plumbing, and electrical systems.

• Repair transformers, motors, motor starters, MCC panels and circuits, variable frequency drives, wires, and cables.

• Manage the maintenance of dock equipment, lighting for buildings and parking lots, outlets, emergency lights, and exit lights.

• Rebuild pumps, steam traps, valves, and electrical and pneumatic solenoid devices.

• Address plumbing leaks and stoppages, and repair or replace sinks, piping, valves, and drains.

• Oversee electrical controls, lighting, and electrical distribution systems.

• Order parts, generate purchase orders, manage vendors, and participate in job or project meetings.

• Communicate work requests, status updates, and anticipated completion dates with coworkers and customer representatives.

• Document work results in the CMMS, analyze findings, and propose updates for preventive maintenance.

• Manage maintenance projects and complex equipment repairs, providing guidance to subcontractors in facilities services.

• Execute additional tasks as assigned by the Site Manager.

⛳️ Requirements

• High School diploma or equivalent is mandatory.

• Candidates with some undergraduate business or trade school training will be preferred.

• A minimum of 4 years’ experience and/or training in mechanical, electrical, plumbing, and carpentry skills/concepts is required.

• An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.

• A valid driver’s license is required.

• A fork truck operator’s license is necessary.

• A JLG operator’s license is required.

• Capability to interpret written, oral, diagrammatic, or graphic instructions.

• Ability to understand safety regulations, operating and maintenance instructions, and procedural manuals.

• Proficiency in writing routine reports and correspondence.

• Working knowledge of MS Word is essential.

• Ability to send and receive emails and manage an email account.

• Competence in operating the work order system and maintenance-specific software like Building Automation.

• Effective communication skills for addressing groups of customers and/or employees.

• Skill in using hand and both small/large power tools.

• Ability to disassemble and reassemble fixtures, fans, pumps, HVAC equipment, and other building-related systems.

• General plumbing, electrical, and carpentry skills are required.

• Understanding of building systems and operations, including HVAC, plumbing, electrical, life safety systems, and building envelope.

• Capability to competently operate a forklift, scissor lift, and aerial lift.

• Proficiency in using a personal computer, cell phone, and/or electronic tablet.

• Flexibility to adapt to changing priorities and customer expectations.

• Potential availability for non-customary schedules and weekend work may be necessary.

• Ability to perform basic algebra and geometry calculations.

• Skilled in solving practical problems with limited standardization.

• Physical capability to stand, walk, climb stairs and ladders, stoop, kneel, crouch, or crawl.

• Ability to regularly lift and/or move up to 70 pounds above chest level.

• Capacity to work in adverse rooftop conditions and endure extreme temperature fluctuations.

• Willingness to wear required safety equipment, including steel-toe shoes, hearing protection, hard hats, eye protection, and hair protection.
