Director, Real Estate – East Region

This is a fully remote position, open to applicants in Texas.

📋 Description

• Enhance the existing Real Estate Strategy and Playbook.

• Identify and assess potential sites within designated regions.

• Evaluate visibility, accessibility, area expansion, competition, traffic trends, and zoning regulations.

• Perform site visits, evaluate locations, and document qualitative field observations.

• Focus on sites that offer competitive barriers to safeguard margins and ensure long-term value.

• Analyze trade areas as well as proposed purchase and lease sites.

• Oversee retail deal-making and land acquisition for a national retailer.

• Manage relationships with external brokers and developers.

• Provide updates on the acquisition pipeline and significant market trends to executive leadership.

• Monitor post-acquisition performance against anticipated returns.

• Prepare and deliver PowerPoint presentations on sites to the Real Estate Committee.

• Supervise the negotiation of Letters of Intent and purchase or lease agreements.

• Manage contractual terms and ownership relations throughout the closing and development phases.

• Lead Real Estate Committee presentations, including maps, competitive analyses, commentary, and scorecards.

• Collaborate with Legal, FP&A, Development, and Construction teams to finalize due diligence and obtain permits prior to closing.

⛳️ Requirements

• A bachelor's degree in real estate, business administration, finance, or a related discipline is required.

• 7+ years of experience in real estate site selection, acquisitions, development, or brokerage.

• Experience in national markets is preferred.

• Background in Development and Medical is advantageous.

• Demonstrated ability to evaluate markets and site-level opportunities independently and convincingly.

• Strong negotiation and land acquisition capabilities.

• Proficient in using Excel and mapping/GIS tools such as CoStar, Buxton, Placer.ai, and Definitive Health.

• Exceptional written and verbal communication skills.

• High level of integrity, discipline, and self-motivation.

• Must live within 1.5 hours of a major airport.

• 25% multi-state travel is required.
