Data Center Acquisition Manager

This is a fully remote position, open to applicants in United States.

📋 Description

• Extract qualified sites from the proposal-ready inventory, engage with operator and landowner counterparties, and establish a consistent deal cadence.

• Facilitate non-binding Letters of Intent (LOIs) that encompass rate, term, escalations, delivery milestones, and due diligence exclusivity.

• Negotiate term sheets and final commercial terms for standard transactions; escalate the most substantial and complex cases to the Director with a well-defined position.

• Manage operator deliverables throughout the deal process, including floor plans, one-line diagrams, ESA status, delivery timelines, and milestone commitments.

• Transform diligence findings into negotiating leverage and maintain the commercial position through redline cycles with the Contracts Coordination Manager and legal counsel.

• Ensure alignment between the site transaction and the customer contract remains consistent.

• Oversee multiple simultaneous negotiations and keep tracker dispositions and deal records updated.

• Prepare gate inputs, which include deal term summaries, outstanding commercial issues, and risk items along with suggested positions.

• Assist in a seamless handoff at signature with a fully executed commercial record.

⛳️ Requirements

• 5-8 years of experience in transaction execution within data centers, commercial real estate, energy, or infrastructure sectors.

• Demonstrated experience in personally negotiating LOIs and term sheets.

• Proficiency in data center lease economics, including rate structures, escalations, minimum obligations, delivery liquidated damages, expansion rights, and acceptance mechanics.

• Proven ability to close deals under tight deadlines while managing multiple concurrent transactions.

• Strong instincts for drafting term sheets and comfort in working through redlines with legal counsel.

• Competent in deal economics analysis in Excel, including rate comparisons, NPV of term structures, and obligation exposure assessments.

• A Bachelor's degree is required.

• Preferred qualifications include experience in data center operations or corporate development in neocloud; brokerage capital markets or tenant representation; hyperscaler leasing or site acquisition.

• Familiarity with power delivery terms and energy services agreements in lease negotiations.
