
Cost Manager β Commercial Real Estate Construction

This is a fully remote position, open to applicants in United States.
β’ Assist in managing costs for extensive corporate real estate, office, and workplace development initiatives.
β’ Provide guidance to clients on procurement methodologies and oversee vendor prequalification, proposals, bids, bid leveling, interviews, recommendations, and selections.
β’ Supervise project cost estimation for construction, fees, direct work, and additional expenses.
β’ Evaluate estimates from junior team members and deliver estimates, value engineering suggestions, and risk assessments to clients.
β’ Conduct meetings with vendors to review, verify, and contest costs; compare estimates with data from other projects.
β’ Set up cost-reporting timelines and review and present cost reports and forecasts.
β’ Assess project budgets and spending forecasts with clients; maintain commercial risk registers.
β’ Facilitate regular meetings with project teams and vendors.
β’ Oversee cost management, payment application evaluations, contractor entitlements, change orders, payment requisitions, and contractual disputes.
β’ Manage and track invoicing processes.
β’ Compare performance metrics with successful commissions.
β’ Handle final accounting, post-contract audits, and account closures.
β’ Carry out post-contract evaluations, document lessons learned, and develop training materials.
β’ Create project handover protocols.
β’ Bachelor's degree in construction management, cost management, quantity surveying, engineering, or a related construction field.
β’ At least 3β5 years of relevant experience in a cost management position within the construction sector.
β’ RICS accreditation or progress towards it is advantageous.
β’ Experience in cost management for medium to large commercial, corporate interiors, workplace, office, or regional hub construction projects.
β’ Previous experience in construction consultancy is highly preferred.
β’ Solid understanding of construction industry technical aspects, including procurement methods, value management, and value engineering.
β’ Excellent communication skills.
β’ Proficiency in using or preparing Bid Analysis Sheets, Change Control Forms, Cost Estimating Software, and Take-off Software.
β’ Must comply with SOX control responsibilities where applicable.
