Commercial Roofing Estimator

This is a fully remote position, open to applicants in Philippines, +1 more country.

📋 Description

• Evaluate commercial construction plans, specifications, drawings, addenda, scopes of work, and bidding documents.

• Conduct comprehensive material and scope takeoffs for commercial roofing projects.

• Determine roofing areas, system types, dimensions, quantities, assemblies, transitions, penetrations, and related components.

• Interpret architectural, structural, mechanical, and roofing details effectively.

• Recognize roofing requirements, standards, manufacturers, assemblies, installation guidelines, exclusions, alternates, allowances, and owner prerequisites.

• Integrate addenda and updated documents into takeoffs and estimates.

• Create detailed cost estimates for labor, materials, equipment, accessories, subcontractors, and other project-related expenses.

• Apply labor production rates and research or confirm supplier pricing.

• Develop competitive bids and draft bid proposals.

• Review estimates for completeness, accuracy, consistency, assumptions, and cost factors.

• Navigate bid and plan-room platforms to discover and assess commercial roofing opportunities.

• Download and analyze plans, specifications, addenda, and bid documentation.

• Monitor bid dates, deadlines, and document updates.

• Identify discrepancies, scope gaps, omissions, conflicts, and potential cost risks.

• Prepare clarification inquiries and communicate risks to the commercial team.

• Maintain organized estimating files and bid records.

• Oversee multiple bids, prioritize opportunities, meet deadlines, and provide regular status updates.

• Proven professional experience estimating commercial roofing projects.

• Strong understanding of commercial roofing systems, materials, components, and installation techniques.

• Demonstrated experience conducting detailed construction takeoffs.

• Ability to independently read and interpret commercial construction plans and specifications.

• Experience in preparing competitive and precise commercial roofing bids.

• Strong comprehension of commercial roofing labor and material requirements.

• Ability to accurately quantify roofing systems and their associated components.

• Exceptional attention to detail and high estimating precision.

• Capability to identify scope gaps, inconsistencies, exclusions, and estimating risks.

• Ability to manage multiple bids and stringent deadlines autonomously.

• Excellent written and verbal communication skills.

• Capacity to work effectively with a commercial roofing team in a fully remote setting.

• Ability to operate independently without constant supervision.

• 3–5+ years of experience in commercial roofing estimating (preferred).

• Background in large commercial roofing projects, public and private bids, and roofing supplier pricing databases (preferred).

• Familiarity with platforms such as ConstructConnect, Bid Express, Dodge Construction Network, Bluebeam Revu, PlanSwift, On-Screen Takeoff, Procore, ServiceTitan, or similar tools.

• Strong proficiency in digital construction takeoff and estimating technology.

• Reliable high-speed internet access and appropriate computer hardware.

• Consistent availability during established working hours.
