BMS Estimator

This is a fully remote position, open to applicants in Philippines.

📋 Description

• Review mechanical, electrical, and BMS drawings, specifications, and equipment schedules.

• Interpret requirements for mechanical plants, HVAC systems, and control systems.

• Create detailed BMS point schedules and select appropriate controllers.

• Estimate the architecture of BMS networks, including BACnet/IP and BACnet MS/TP.

• Identify the needs for sensors, actuators, valves, dampers, VSDs, meters, and other field devices.

• Recognize third-party interfaces and integration needs, including BACnet, Modbus, and other standard protocols.

• Interpret control strategies, operational sequences, and functional descriptions.

• Prepare estimates for materials, labor, engineering, commissioning, and project management costs.

• Review requirements for switchboards/MSSB and BMS electrical interfaces.

• Gather, assess, and compare quotations from suppliers.

• Identify scope gaps, exclusions, qualifications, assumptions, and project risks.

• Prepare detailed tender breakdowns along with supporting documentation.

• Compile handover documentation for the Australian project team.

• Collaborate with estimating, engineering, and project delivery teams throughout the tendering process.

• Estimate systems including AHUs, FCUs, VAVs, ventilation, chilled and heating hot water, chillers, boilers, heat pumps, cooling towers, condenser water systems, VRF/VRV systems, pumps, VSDs, valves, dampers, metering, energy monitoring, BMS controllers, I/O, field devices, and BACnet/Modbus integrations, networks, and supervisory systems.

• Must be based in the Philippines.

• Demonstrated experience in BMS estimating, BMS engineering, controls engineering, or a related field.

• Strong knowledge of HVAC systems, mechanical plants, and building controls.

• Ability to interpret mechanical, electrical, and BMS drawings and specifications.

• Deep understanding of BMS architecture, controllers, I/O, and network systems.

• Practical knowledge of BACnet, Modbus, and third-party system integrations.

• Capability to comprehend sequences of operation and functional descriptions.

• Strong commercial acumen and attention to detail.

• Experience in preparing detailed tenders, quotes, or project estimates.

• Ability to identify scope gaps, risks, exclusions, and assumptions.

• Excellent written and verbal communication skills.

• Ability to work collaboratively with Australian-based estimating, engineering, and project teams.

• Experience with Reliable Controls is highly regarded but not mandatory.

• Familiarity with BidTracer or similar estimating/tender management software.

• Experience estimating BMS projects within the Australian commercial building sector is preferred.

• Must be available for independent contractor engagement.

• Required to disclose any ongoing roles or client commitments.

• Must represent this engagement on LinkedIn as “Independent Contractor”.
