This is a fully remote position, open to applicants in California, +1 more state.
• Execute daily property accounting tasks for designated properties.
• Generate financial reports, operating statements, variance analyses, escalation reviews, payable assessments, reconciliations, and ancillary schedules.
• Input accrual and cash journal entries while ensuring precision, consistency, compliance with GAAP, adherence to Management/Leasing Agreements, and SOC1 control standards.
• Utilize real estate accounting software such as MRI and Yardi for client accounting responsibilities.
• Collaborate with property management to fulfill monthly reporting, annual budgeting, escalation settlements, and other critical deadlines.
• Assess tenant billings, adjustments, cash receipt batches, rent rolls, aged delinquency reports, account ledgers, and general ledger entries.
• Manage property cash balances and evaluate bank reconciliations.
• Review and authorize significant accounts payable disbursements and submit weekly reports on open accounts payable.
• Deliver monthly financial report packages to the accounting manager.
• Aid in CAM and real estate tax escalation reconciliations and respond to auditor inquiries.
• Prepare and initiate distributions to owners.
• Generate and post rent-up reports while making necessary tenant ledger corrections or adjustments.
• Ensure timely payments of mortgages and property taxes.
• Calculate monthly management and incentive management fees.
• Maintain organized scanned financial reporting packages, bank statements, and reconciliations; upload documents to OneSpace.
• Engage with clients, auditors, tax preparers, vendors, tenants, and team members.
• Calculate and file sales tax.
• Close accounts payable, commercial management, and general ledger modules as deemed appropriate.
• Carry out additional client accounting responsibilities as assigned.
• Bachelor's degree in accounting, finance, or a related field is preferred.
• 2-3 years of recent experience in fee-based property management accounting.
• Familiarity with financial terminology, principles, and contemporary accounting practices, including cash and basic accruals.
• Capability to apply generally accepted accounting principles (GAAP).
• Understanding of owner budget reporting mandates and annual budget preparation.
• Knowledge of escalation and operating expense budgeting and settlement processes, including gross-up calculations.
• Experience with real estate accounting software, preferably MRI and/or Yardi.
• Proficiency in Microsoft Word, Excel, and Adobe applications.
• Strong analytical skills and meticulous attention to detail.
• Ability to manage multiple projects, adapt to changing priorities, and handle time-sensitive workloads.
• Capacity to work independently and under general supervision.
• Commitment to providing efficient, timely, reliable, and courteous service.
• Ability to maintain confidentiality.
• Excellent verbal and written communication skills.
• Capacity to remain stationary for 50% or more of the time and continuously operate a computer and office productivity machinery, or receive reasonable accommodations.
