Change Management Specialist

This is a fully remote position, open to applicants in Philippines.

📋 Description

• Identify, document, price, track, negotiate, and finalize changes to the masonry contract scope throughout the project's lifecycle.

• Monitor architectural, structural, and project documents for modifications that impact the masonry scope.

• Review updated drawings, specifications, addenda, RFIs, ASIs, bulletins, architect’s instructions, and field directives.

• Maintain thorough change-order logs and relevant project documentation.

• Prepare detailed pricing for change orders, encompassing labor, materials, equipment, subcontractor expenses, overhead, supervision, insurance, bonds, and profit.

• Review subcontracts, purchase orders, specifications, drawings, and scope documents to ascertain entitlement and notification requirements.

• Prepare and submit change-order proposals along with supporting exhibits.

• Assist in negotiations with general contractors, owners, architects, and other stakeholders.

• Coordinate with superintendents, foremen, project managers, estimators, schedulers, and accounting personnel.

• Assess the impact of changes on schedule, labor productivity, fieldwork, billing, financials, and project closeout.

• Keep records and reports for approved, pending, rejected, and disputed changes.

⛳️ Requirements

• 3–7 years of experience in construction change management, project management, estimating, project controls, or commercial construction.

• Familiarity with commercial construction contracts and change-order processes.

• Strong comprehension of construction drawings and specifications.

• Capability to quantify construction scope and create detailed pricing.

• Solid understanding of construction labor, material, and equipment costs.

• Proficient in Microsoft Excel, Word, Outlook, and PDF/document management software.

• Experience with construction management platforms such as Procore, Autodesk Construction Cloud, or similar systems is preferred.
