This is a fully remote position, open to applicants in United Kingdom.
• Serve as the primary liaison for Asset Managers regarding assigned assets.
• Evaluate, advance, and provide recommendations on tenant applications for alterations, wayleaves, underletting, or lease assignments.
• Ensure tenants adhere to lease covenants and obligations while managing breaches through effective resolution.
• Address technical queries related to leases and licenses.
• Resolve tenant issues that impact valuation or investment considerations.
• Oversee financial accountability, cash flow, charge raising, and non-recoverable expenses in collaboration with JLL Accounts teams.
• Develop and manage service charge budgets, reconciliations, and cash flow in line with RICS guidelines and client KPIs.
• Support ESG initiatives and align client ESG strategies with JLL responsibilities.
• Supervise third-party supplier performance alongside colleagues.
• Conduct regular property inspections, addressing and documenting identified issues.
• Manage property transitions, due diligence, and support acquisitions and disposals.
• Generate content for client reporting and participate in client meetings.
• Comprehend and deliver on client PMA, asset strategy, KPIs, and other deliverables.
• Engage with occupiers to enhance customer satisfaction and collect business intelligence.
• Implement customer experience initiatives with SMEs and service partners.
• Collaborate with third parties and JLL teams on major works and site-based projects.
• Assist in enforcing health and safety compliance measures.
• Aid in the annual insurance renewal process and oversee site insurance matters and claims.
• Manage void properties on behalf of clients and insurers.
• Initiate and monitor additional fee work.
• Support new business development, client expansion, cross-selling, and project-based work.
• Line manage team members as needed and provide mentorship.
• Investigate and resolve existing property management challenges.
• Drive change and advancement in response to client and market demands.
• Ideally MRICS qualified.
• Minimum of 5 years in property management.
• Recognized as a subject matter expert.
• Strategic thinker with creative problem-solving capabilities.
• Strong commercial insight and client relationship management skills.
• Results-oriented with a track record of setting and achieving ambitious targets.
• Self-motivated leader who promotes teamwork.
• Exceptional communication and negotiation abilities.
