This is a fully remote position, open to applicants in Texas.
β’ Identify, negotiate, and finalize convenience retail acquisition opportunities averaging between $10 million and $15 million per investment.
β’ Spearhead deal initiatives and collaborate with leadership to evaluate, propose, and execute retail real estate acquisitions.
β’ Locate convenience retail assets for acquisition to expand the companyβs portfolio.
β’ Proactively source, negotiate, and conclude acquisition opportunities valued below $20 million.
β’ Analyze financial forecasts and pricing assessments utilizing IRR, ROI, loan amortization schedules, and earnings accretion.
β’ Identify off-market acquisition opportunities through relationships with brokers and landlords.
β’ Prepare and review transaction documents, including Letters of Intent (LOIs) and Purchase and Sale Agreements (PSAs).
β’ Contribute to the ongoing and future corporate strategy for the transactions team.
β’ Build industry connections for deal origination and sourcing.
β’ Identify and propose new asset opportunities.
β’ Negotiate the business terms of acquisitions.
β’ Coordinate with various departments, brokers, and both internal and external legal counsel to finalize investments.
β’ Proven dealmaker with robust connections in the retail real estate sector.
β’ Previous experience in retail real estate financial modeling.
β’ Capability to independently source, negotiate, and finalize acquisition opportunities under $20 million.
β’ Experience in reviewing financial forecasts and pricing assessments using IRR, ROI, loan amortization schedules, and earnings accretion.
β’ Proficient in Excel and Argus software.
β’ Experience in creatively sourcing off-market acquisitions through broker and landlord networks.
β’ Skilled in drafting and reviewing transaction documents, including LOIs and PSAs.
β’ Exceptional attention to detail.
β’ Strong analytical and problem-solving skills.
β’ Previous analytical and deal-making experience within the retail real estate industry.
β’ Enthusiasm for retail real estate transactions and deal-making.
β’ Excellent communication, negotiation, and presentation abilities.
β’ High level of initiative and independent judgment.
β’ Strong educational foundation in finance, accounting, or real estate.
β’ Solid understanding of real estate and business financial principles.
β’ Ability to work remotely from Dallas, Houston, or Austin, Texas.
β’ Willingness to travel occasionally.
β’ Fully remote work arrangement.
β’ Occasional travel to tour assets, attend ICSC Conferences, and visit offices.
β’ Full-time salaried exempt position.
