This is a fully remote position, open to applicants in Texas.
• Identify, negotiate, and finalize convenience retail acquisition opportunities with an average investment range of $10mm-$15mm.
• Spearhead deal initiatives and collaborate with leadership to evaluate, recommend, and facilitate retail real estate acquisitions.
• Analyze financial projections and pricing assessments for investments.
• Discover off-market acquisition opportunities through established relationships with brokers and property owners.
• Prepare and review transaction documents, such as Letters of Intent (LOIs) and Purchase and Sale Agreements (PSAs).
• Assist in executing the corporate strategy for the transactions team.
• Build industry connections for deal origination and sourcing.
• Identify and propose new asset opportunities.
• Negotiate the business terms for acquisitions.
• Coordinate with various departments, brokers, and both internal and external legal counsel to finalize investments.
• Proven dealmaker with extensive connections in the retail real estate sector.
• Previous experience in retail real estate financial modeling.
• Capability to independently source, negotiate, and finalize acquisition opportunities valued under $20mm.
• Experience in reviewing financial projections and pricing analyses, utilizing internal rate of return, return on investment, loan amortization schedules, and earnings accretion.
• Proficient in Excel and Argus software.
• Background in creatively sourcing off-market acquisitions through relationships with brokers and landlords.
• Experience in drafting and reviewing transaction documents, including LOIs and PSAs.
• Exceptional attention to detail.
• Strong analytical and problem-solving skills.
• Prior analytical and deal-making experience in the retail real estate field.
• Enthusiasm for retail real estate transactions and the deal-making process.
• Excellent communication, negotiation, and presentation abilities.
• High level of initiative and independent judgment.
• Solid educational foundation in finance, accounting, or real estate.
• Strong understanding of real estate and business financial principles.
• Ability to work remotely from Dallas, Houston, or Austin, Texas.
• Fully remote work arrangement.
• Occasional travel for asset tours, attendance at ICSC Conferences, and visits to offices in Beachwood, OH, and New York City, NY.
