Valuation Specialist, Commercial Appraiser

This is a fully remote position, open to applicants in Texas.

📋 Description

• Prepare comprehensive commercial real estate appraisal reports independently from start to finish.

• Establish the appropriate scope of work aligned with client goals.

• Choose and implement Cost, Sales Comparison, and Income Capitalization methods.

• Conduct market studies, analyze highest and best use, and perform feasibility assessments.

• Research, verify, and evaluate sales, listings, rents, operating data, zoning, land use, and ownership details.

• Inspect the subject and comparable properties and carry out market interviews.

• Leverage Argus and third-party databases to substantiate valuation conclusions.

• Maintain effective communication with clients and internal team members throughout the project lifecycle.

• Ensure adherence to USPAP, FIRREA, and specific client requirements.

• Contribute to AEI’s internal comparable database and quality improvement initiatives.

• Mentor junior appraisers and analysts as appropriate.

• Oversee assignments from initial engagement to final delivery.

• Collaborate directly with clients and aid in the expansion of AEI’s valuation platform.

⛳️ Requirements

• 0-2 years of experience in commercial real estate appraisal.

• State Certified General Real Estate Appraiser certification is required.

• MAI designation is preferred but not mandatory.

• Advanced understanding of valuation theory, financial analysis, and appraisal reporting.

• Proficient in MS Office, comparable databases, and AI-enhanced workflows.

• Strong written, verbal, and analytical abilities, with an emphasis on client communication.

• Bachelor’s degree is required.

• Capability to travel independently.

• Ability to lift and/or move up to 25 pounds.

• Compliance with USPAP, FIRREA, and specific client requirements.
