Valuation Specialist / Commercial Appraiser

This is a fully remote position, open to applicants in Texas.

📋 Description

• Prepare comprehensive commercial real estate appraisal reports independently from start to finish.

• Establish the appropriate scope of work tailored to client objectives.

• Choose and implement Cost, Sales Comparison, and Income Capitalization methodologies.

• Conduct market studies, assess highest and best use, and perform feasibility analyses.

• Research, validate, and analyze sales data, listings, rental information, operating statistics, zoning, land use, and ownership records.

• Inspect both the subject and comparable properties while executing market interviews.

• Leverage Argus and third-party databases to reinforce valuation conclusions.

• Maintain effective communication with clients and internal team members throughout the assignment.

• Contribute to AEI's internal comparable database and quality assurance initiatives.

• Provide mentorship to junior appraisers and analysts as necessary.

• Oversee assignments from initial engagement through to final delivery.

• Ensure clear, proactive communication, meet deadlines, and deliver consistent, defensible appraisal work.

⛳️ Requirements

• 0-2 years of experience in commercial real estate appraisal.

• Must possess a State Certified General Real Estate Appraiser license.

• MAI designation is preferred, but not mandatory.

• Advanced understanding of valuation theory, financial analysis, and appraisal reporting.

• Proficient in MS Office, comparable databases, and AI-enhanced workflows.

• Strong written, verbal, and analytical skills, emphasizing client communication.

• Bachelor's degree is required.

• Must be able to travel independently.

• Capable of lifting and/or moving up to 25 pounds.

• Ensure adherence to USPAP, FIRREA, and specific client requirements.
