This is a fully remote position, open to applicants in Texas.
• Prepare comprehensive commercial real estate appraisal reports autonomously from beginning to end.
• Establish the appropriate scope of work based on client objectives, which may include financing, estate considerations, reporting, investment, or sales.
• Choose and implement Cost, Sales Comparison, and Income Capitalization methodologies.
• Conduct market studies, assess highest and best use, and perform feasibility analyses.
• Research, validate, and evaluate sales, listings, rents, operational data, zoning, land use, and ownership details.
• Inspect the subject and comparable properties while conducting market interviews.
• Employ Argus and third-party databases to substantiate valuation conclusions.
• Maintain effective communication with clients and internal team members throughout the assignment process.
• Ensure adherence to USPAP, FIRREA, and specific client requirements.
• Contribute to AEI’s internal comparable database and quality assurance initiatives.
• Provide mentorship to junior appraisers and analysts when appropriate.
• Oversee assignments from initial engagement to final delivery.
• Collaborate with in-house specialists in environmental, property condition, zoning, surveying, and other pertinent areas.
• Support the ongoing development of AEI’s valuation platform.
• 0-2 years of experience in commercial real estate appraisal.
• State Certified General Real Estate Appraiser certification is mandatory.
• MAI designation is preferred but not essential.
• In-depth understanding of valuation theory, financial analysis, and appraisal reporting.
• Proficiency in MS Office, various comparable databases, and AI-enabled workflows.
• Excellent written, verbal, and analytical abilities, emphasizing client communication.
• Bachelor’s degree is required.
• Capability to travel independently.
• Ability to lift and/or transport up to 25 pounds.
• Willingness to work both indoors and outdoors in various weather conditions.
• Compliance with USPAP and FIRREA regulations is essential.
