Valuation Specialist – Commercial Appraiser

This is a fully remote position, open to applicants in Louisiana.

📋 Description

• Prepare commercial real estate appraisal reports independently from start to finish.

• Establish the appropriate scope of work in alignment with client goals.

• Choose and implement Cost, Sales Comparison, and Income Capitalization methodologies.

• Conduct market studies, analyze the highest and best use, and perform feasibility assessments.

• Investigate, confirm, and evaluate sales, listings, rents, operational data, zoning, land use, and ownership details.

• Inspect subject and comparable properties while engaging in market interviews.

• Employ Argus and third-party databases to substantiate valuation findings.

• Maintain effective communication with clients and internal team members throughout assignments.

• Ensure adherence to USPAP, FIRREA, and client-specific requirements.

• Contribute to AEI’s internal comparable database and quality improvement initiatives.

• Provide mentorship to junior appraisers and analysts when appropriate.

• Oversee assignments from engagement to final delivery.

• Play a role in the ongoing development of AEI’s valuation platform.

⛳️ Requirements

• 0-2 years of experience in commercial real estate appraisal.

• State Certified General Real Estate Appraiser credential is required.

• MAI designation is preferred but not mandatory.

• Advanced understanding of valuation theory, financial analysis, and appraisal reporting.

• Proficient in MS Office, comparable databases, and AI-driven workflows.

• Excellent written, verbal, and analytical abilities, emphasizing client communication.

• A Bachelor’s degree is required.

• Must comply with USPAP and FIRREA regulations.

• Capability to travel independently and lift/move up to 25 pounds.

• Willingness to work indoors and outdoors in various weather conditions.
