This is a fully remote position, open to applicants in New Mexico.

📋 Description

• Lead the comprehensive technical and legal evaluation of potential real estate assets by the PreConstruction Team.

• Identify site constraints, regulatory challenges, and infrastructure needs for assets targeted for lease and tenant build-out.

• Conduct physical due diligence, assessing structural integrity, MEP capacities, and evaluating site-specific utility infrastructure.

• Compile technical data into Go/No-Go feasibility reports that emphasize cost drivers and schedule implications.

• Evaluate the compatibility of existing site conditions with client prototype or use-case specifications.

• Review municipal zoning regulations, land-use limitations, and local building codes.

• Identify necessary discretionary approvals and create critical-path timelines for permit procurement.

• Oversee the procurement and review of ALTA surveys, Title Commitments, and Phase I/II Environmental Site Assessments.

• Collaborate with Real Estate and Transaction Management on Lease Work Letter provisions that define Landlord’s Work and Tenant’s Work.

• Evaluate Tenant Improvement allowance requests in relation to verified site conditions.

• Manage regional or national third-party environmental, geotechnical, civil, and structural consultants.

• Audit consultant deliverables to ensure depth, accuracy, and compliance with internal standards.

• Fulfill SOX control responsibilities where applicable.

• Facilitate a smooth, financially transparent, and de-risked transition from site selection to the start of construction.


⛳️ Requirements

• Bachelor’s degree in construction management, engineering, architecture, or a related discipline.

• Must reside on the West Coast and be available to work West Coast hours.

• Previous experience working with West Coast Utility Companies is essential.

• 3–5 years of experience with nationwide utility new service applications from submission to completion.

• Energy modeling experience is advantageous.

• Familiarity with utility GIS databases is required.

• Exposure to EV infrastructure or service center construction is a plus.

• Strong organizational and communication abilities are necessary.

• Proficiency in Excel, Word, PowerPoint, Outlook, and project management tools such as Procore is expected.

• Experience with dashboard tools like Power BI or Smartsheet is beneficial.

• Capability to manage multiple priorities and adjust to evolving project demands.

• Comfortable working in both field and office environments, with occasional travel as required.

• Strong attention to detail and the ability to manage documentation across various projects.

• Knowledge of EV systems, charging infrastructure, or fleet operations is preferred.
