Title Examiner – FL Foreclosure

This is a fully remote position, open to applicants in Florida.

📋 Description

• Conduct reviews of title searches, commitments, ownership and encumbrance reports, and related documents pertaining to residential mortgage foreclosure cases.

• Analyze deeds, mortgages, assignments, probate records, court filings, and recorded instruments to confirm vesting and establish the chain of title.

• Identify and assess senior and subordinate liens, judgments, HOA/COA liens, tax liens, municipal liens, code enforcement liens, and other encumbrances.

• Determine the necessary parties for foreclosure actions, including owners, heirs, lienholders, tenants, estates, and unknown entities.

• Draft title review reports and litigation summaries that outline title issues, required parties, and potential obstacles to foreclosure.

• Investigate county, court, probate, tax, and other public records to confirm ownership and resolve discrepancies in title.

• Pinpoint title defects, unreleased liens, probate issues, bankruptcy filings, legal-description inaccuracies, and other matters needing corrective measures.

• Review title updates and supplemental searches for any changes impacting foreclosure processes.

• Ensure compliance of title reviews with client specifications, investor guidelines, firm protocols, and relevant laws.

• Maintain case records and continually update the firm's and clients' case management systems.

• Collaborate effectively with attorneys, legal assistants, paralegals, supervisors, and management personnel.

• Achieve production, quality, and turnaround-time benchmarks while managing a high-volume workload.

• Assist with the onboarding and training of team members as needed.


⛳️ Requirements

• A high school diploma or equivalent is mandatory.

• An Associate's degree, Bachelor's degree, or paralegal certification is preferred.

• A minimum of two (2) years of title examination experience is preferred.

• Experience in foreclosure, mortgage servicing, real estate law, title insurance, or default servicing is strongly preferred.

• Familiarity with Florida real property records and title examination practices is essential.

• A solid understanding of foreclosure processes and litigation requirements is required.

• Knowledge of deeds, mortgages, assignments, judgments, probate matters, bankruptcy filings, and lien priority is necessary.

• Proficiency in HOA/COA liens, tax liens, municipal liens, and other title-related issues is preferred.

• Strong analytical and critical thinking skills are essential.

• Exceptional attention to detail and accuracy is required.

• Strong organizational and time-management abilities are a must.

• Excellent written and verbal communication skills are necessary.

• Proficiency in Microsoft Office Suite, including Outlook, Word, and Excel is required.

• Experience with title production software and case management systems is preferred.

• Ability to handle a high-volume caseload in a fast-paced environment is essential.

• Capability to interpret legal documents and public records is required.

• Skill in identifying issues and suggesting appropriate actions is necessary.

• Ability to maintain confidentiality and manage sensitive information is required.

• Capability to work independently while contributing to team goals is essential.

• Ability to prioritize competing deadlines and meet service-level expectations is necessary.

• Prolonged periods of sitting while working at a computer are expected.

• Frequent use of a computer, keyboard, telephone, and other office equipment is required.

• Regular viewing of electronic documents and public records is necessary.

• Ability to communicate effectively with internal staff and clients is essential.
