This is a fully remote position, open to applicants in United States.

📋 Description

• Take ownership of the site selection project portfolio from start to finish, managing multiple active sites concurrently—from initial intake and market evaluation to term sheet negotiations, due diligence, internal cross-functional assessments, deal approvals, contract negotiations, and lease finalization.

• Facilitate cross-functional site evaluations involving Construction, Engineering/Design, Network, Finance, Security, and Tax by designating owners, establishing completion criteria, and enforcing deadlines.

• Lead due diligence processes, which include reviewing documents/data, conducting site visits, and preparing go/no-go decision packages.

• Oversee the logistics of lease negotiations, which encompass drafting and obtaining signatures on letters of intent, developing scopes of work, securing internal deal approvals, and coordinating with external legal counsel for contract review and execution.

• Keep a centralized and accurate record of site status, health, target lease signing dates, and portfolio-level reporting for leadership.

• Proactively identify and escalate schedule, ownership, and data risks before they jeopardize deal timelines.

• Collaborate with operators, brokers, and internal stakeholders to synchronize site data and timelines.

• Assist in tax and incentive analysis by gathering site location data for internal tax teams and local government partners.


⛳️ Requirements

• A minimum of 5 years of experience in data center site selection, real estate acquisition, infrastructure development, or a related field in commercial real estate, ideally catering to hyperscale, cloud, or AI infrastructure clients.

• Proven track record in managing multiple simultaneous, high-value real estate transactions from intake to closure, with a strong focus on accuracy and follow-through.

• Familiarity with power/utility infrastructure, fiber/carrier availability, zoning and permitting, and regional tax incentive frameworks.

• Must reside in the United States.

• Must have legal authorization to work in the United States.
