This is a fully remote position, open to applicants in South Africa.
β’ Supervise, train, and guide the Assistant Property Manager along with other resources in property management.
β’ Set accountability for maintenance, tenant relations, leasing activities, inspections, vendor management, open issues, and completion timelines.
β’ Oversee both residential and commercial maintenance from the initial report to verified completion, which includes vendor selection, scheduling, pricing, supervision, quality control, tenant coordination, and documentation.
β’ Manage lease administration across the portfolio, encompassing lease records, critical dates, renewals, options, rent increases, expirations, notifications, and significant lease obligations.
β’ Ensure accuracy and timeliness in recurring tenant charges within Propertyware, collaborating with the Controller for implementation.
β’ Monitor lease compliance for both tenants and landlords, addressing exceptions until resolution.
β’ Maintain a proactive property management calendar that tracks expirations, renewals, inspections, compliance obligations, vendor contracts, licenses, testing, and property-specific deadlines.
β’ Review and authorize property-level bills and vendor invoices for payment; verify authorization, completion, pricing, property allocation, and reconciliation controls.
β’ Manage tenant communications, escalations, complaints, notices, leasing activities, renewals, AIR forms, DocuSign processes, move-ins, move-outs, delinquency coordination, and operational rent roll data.
β’ Oversee inspections, testing, licensing, affordable housing requirements, insurance claims, property tax valuation reviews, capital improvements, repairs, construction, and other compliance or operational matters.
β’ Assist with CAM reconciliations by interpreting lease requirements, recoverability, allocations, property operations, and supporting documentation.
β’ Maintain comprehensive and up-to-date property records in Dropbox and Propertyware.
β’ Demonstrated experience in property management, preferably in both residential and commercial sectors.
β’ Solid understanding of daily property operations, maintenance coordination, tenant management, leasing, and vendor oversight.
β’ Experience in supervising or managing property management staff, with the capability to delegate, train, hold team members accountable, and follow up on outstanding matters.
β’ Extensive knowledge of lease administration and compliance, including renewals, expirations, options, rent increases, notifications, and lease obligations.
β’ Proven track record in managing maintenance and repair projects from initial request to final completion and quality control.
β’ Exceptional attention to detail and the ability to manage multiple properties, deadlines, vendors, tenants, and operational priorities simultaneously.
β’ Comfortable working autonomously and exercising sound judgment without the need for constant oversight from ownership.
β’ Excellent written and verbal communication skills, particularly in interactions with tenants, vendors, and internal stakeholders.
β’ Experience with Propertyware is highly preferred.
β’ Familiarity with CAM reconciliations, tenant recoveries, property-level invoices, and lease-related financial matters.
β’ Strong organizational and documentation skills, with experience in maintaining accurate digital property records.
β’ Willingness to work full-time during Pacific Time hours.
