Senior Project Manager – Building Assessment Equity Services

This is a fully remote position, open to applicants in California.

📋 Description

• Conduct advanced Property Condition Assessments for various commercial properties.

• Oversee new construction and renovation initiatives.

• Support energy and ADA compliance audits.

• Evaluate and report on different types of commercial properties and their building systems.

• Perform forensic evaluations of significant building systems and compromised conditions.

• Capture photographic documentation of site and building system conditions.

• Engage in interviews and conduct research related to property maintenance history.

• Finalize technical assessments of PCAs.

• Guide and mentor junior Project Managers.

• Act as Team Lead during intricate site evaluations.

• Suggest maintenance solutions and estimated costs utilizing cost and recommendation databases.

• Collaborate with clients and other experts during site assessments.

• Participate in client conference calls.

• Prepare condition and status reports based on in-house templates.

• Conduct research on public records concerning building, zoning, and fire code infractions.

• Supervise construction through regular site visits.

• Assess contractors’ payment requests and advise on the release of construction funds.

• Ensure compliance of as-built conditions with contract documents and specifications.

• Evaluate construction timelines, trade payment breakdowns, job cost reports, and payment requests.

• Manage multiple projects simultaneously.

• Provide timely feedback and proactive solutions for clients.


⛳️ Requirements

• 8 to 12+ years of prior experience in performing forensic assessments of major building systems and conditions.

• Expertise in evaluating various property types.

• Familiarity with the entitlement/permitting process and construction delivery methods and agreements.

• Knowledge of construction best practices, general building codes, and different building types.

• Background in construction administration, management, architecture, engineering, or related fields.

• Experience in conducting PCAs or related assessments.

• Familiarity with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments.

• Detail-oriented and highly organized.

• Proficient in Word, Excel, and Outlook.

• Strong writing and communication skills.

• Personable and capable of engaging with individuals at all levels.

• Willingness to travel as needed.

• Self-motivated, resourceful, and able to work effectively and independently on multiple projects with tight deadlines.

• Ability to occasionally ascend ladders to access two- and three-story, low-slope roofs.

• Capable of working outdoors and navigating stairs, sites, and building interiors.

• Bachelor’s degree in Engineering, Architecture, or Construction is required.

• Registered Architect (R.A.) or Professional Engineer (P.E.) is preferred.

• Ability to work in all weather conditions.

• Ability to lift and/or relocate up to 25 pounds.
