This is a fully remote position, open to applicants in Arizona, +3 more states.
• Act as the leading authority in the Self-Storage sector, responsible for the performance of the portfolio and its growth.
• Oversee asset-level performance throughout the self-storage portfolio, focusing on enhancing NOI, investment returns, and executing asset business plans.
• Assess and underwrite potential acquisitions, which includes financial modeling, market analysis, business plan development, risk evaluation, due diligence, and investment recommendations.
• Engage in transaction execution from the preliminary assessment to investment committee approval, due diligence, closing, and portfolio transition.
• Identify and assess opportunities for expansion, including acquisitions, organic growth, market entry, revenue enhancement initiatives, and strategic partnerships.
• Formulate and track business plans, budgets, forecasts, KPIs, and investment performance; recognize variances and implement corrective actions.
• Collaborate with property management and operations on pricing, occupancy strategy, marketing, expense management, capital projects, expansion opportunities, and initiatives to boost NOI and asset value.
• Analyze capital investments and property expansions through an investment-return perspective, prioritizing capital based on risk-adjusted returns.
• Stay informed about self-storage markets, customer demand, competitive supply, development pipelines, transaction activities, and operational trends.
• Work alongside Accounting and FP&A for reporting, budgeting, forecasting, variance analysis, and senior leadership reporting.
• Manage third-party operators, vendors, brokers, consultants, and strategic partners, holding them accountable for their performance and execution.
• Deliver presentations on portfolio performance, acquisition prospects, risks, growth strategies, and investment recommendations to executive leadership.
• 10–15 years of experience in self-storage investments; candidates with slightly less experience may be considered based on their qualifications.
• Proven expertise in both acquisitions and asset management.
• Experience within a lean, entrepreneurial, or vertically integrated self-storage platform is highly desirable.
• A successful record of driving performance across a significant, stabilized self-storage portfolio, resulting in measurable NOI growth.
• Proficiency in sourcing, evaluating, negotiating, or executing acquisitions and other initiatives for platform growth.
• Strong skills in acquisition underwriting and financial modeling.
• Capability to assess cash flows, business plans, capital investments, debt structures, returns, and downside scenarios.
• Advanced skills in Excel.
• Experience in reviewing operating statements, rent rolls, budgets, and asset-level performance data related to self-storage or similar real estate asset classes.
• Ability to function across investment strategy, underwriting, operations, asset management, and execution.
• Excellent organizational skills with the ability to manage multiple assets, transactions, growth initiatives, and priorities concurrently.
• A collaborative, team-oriented approach.
• Must reside in Arizona, Nevada, California, or Texas.
• Availability to work during Mountain or Pacific time zone hours; candidates from the Eastern time zone will not be considered.
• Willingness to travel as necessary.
• Experience in RV/vehicle storage is a bonus.
