Senior Cost Manager – Quantity Surveyor, Construction

This is a fully remote position, open to applicants in New Mexico.

📋 Description

• Serve as the primary daily client liaison for cost management services.

• Estimate and negotiate change orders throughout the construction process.

• Create and present final cost plans.

• Collaborate with design services teams and general contractors to review and refine cost estimates.

• Reconcile changes and validate contractor data.

• Collect project status updates and prepare cost estimate revisions.

• Draft written comments and executive summaries on contractor submissions.

• Coordinate cost-related information from clients, subcontractors, suppliers, and architects/engineers.

• Influence engineering priorities based on cost implications.

• Proactively address scheduling conflicts.

• Oversee cost checks and valuations on larger projects.

• Manage post-contract cost variances and change control processes.

• Monitor cost impacts, contingencies, and commitments.

• Prepare funding presentations and facilitate value-engineering sessions.

• Develop cost plans and estimates in alignment with design milestones.

• Provide commercial insights for design optioneering and value engineering.

• Evaluate contractor and subcontractor pricing and lead negotiations from the client side.

• Conduct quantity surveying, cost controls, and change management.

• Establish thorough cost auditing, valuation, and validation processes.

• Generate monthly cost reports for clients.

• Negotiate and finalize accounts.

• Compile built-cost estimate records for benchmarking purposes.

• Mentor and coach team members.

• Manage commission margins, fee/resource forecasts, and financial reports utilizing internal software.

• Maintain business management systems, methodologies, and tools for delivery.

• Create cost models for rapid estimations, benchmarking, and scenario analysis.

• Prepare cost estimates and budgets for workplace construction projects, including new builds, remodels, and tenant improvements.

• Monitor costs, financial risks, and adherence to budgets.

• Align cost plans with schedules for cash flow, accruals, and forecasting.

• Support AI-driven cost modeling and scalable cost intelligence platforms.

• Implement process enhancements and collaborate on digital solutions.

• Partner with clients and project teams regarding scope, cost, and delivery strategies.

• Provide data-driven recommendations and value engineering insights.

• Contribute to enterprise cost strategies, capital planning, and long-term forecasting.

• Champion continuous improvement and ensure compliance with applicable SOX controls.


⛳️ Requirements

• Bachelor's degree in construction management, cost management, quantity surveying, engineering, or a related construction field.

• A minimum of 5–7 years of pertinent experience in a cost management role within the construction industry.

• RICS accreditation or progress towards it is preferred.

• Experience in leading cost management for medium or large, medium- to high-complexity construction projects.

• Strong preference for candidates with construction consultancy experience.

• Familiarity with technical aspects of the construction industry, including procurement routes, value management, and value engineering.

• Excellent communication abilities.

• Capacity to work independently as well as collaboratively within a team.

• Experience in client-facing roles.

• Proven experience in developing parametric and hybrid cost models.

• Experience in preparing detailed cost estimates and budgets for workplace construction projects.

• Knowledge of cost planning, bid review, procurement strategies, and cost analysis reporting.

• Experience in monitoring project costs, financial risks, and budgets.

• Ability to leverage historical data, market intelligence, and industry trends for cost outputs.

• Knowledge of cash flow management, accruals, and forecasting.

• Familiarity with client financial policies, contract requirements, and SOX controls.

• Experience with change orders, financial documentation, and cost reporting.

• Interest or experience in supporting AI-enabled cost modeling tools and digital cost intelligence platforms.

• Ability to translate cost management workflows into digital solutions.

• Proficiency in communicating complex cost and risk insights to senior stakeholders.
