This is a fully remote position, open to applicants in United States.
• Conduct research and analysis on second lien loan files to confirm lien status and enforceability, assess loss exposure and recovery potential, and propose resolution strategies.
• Create and review monthly reports related to Second Liens.
• Perform research on property, title, and senior lien matters.
• Develop equity analyses and support proposed exit strategies.
• Prepare recommendations for foreclosure bids for investor approval.
• Manage investor approval processes, address inquiries, and escalate exceptions as needed.
• Oversee senior lien foreclosure bidding activities and execute post-sale procedures.
• Compile and submit charge-off requests and manage approved charge-offs.
• Track surplus funds for recovery, reconciliation, and documentation purposes.
• Process notice requests for stand-alone second liens.
• Prepare and execute certifications and supporting notices under California AB 130.
• Ensure accurate records in servicing systems and shared directories suitable for management and audit evaluations.
• Measure and report on recoveries, avoided losses, cycle times, aging, bidding activity, surplus funds, and exceptions.
• Respond to inquiries from clients, investors, vendors, and internal teams concerning second lien accounts and recovery efforts.
• Assist in developing policies and procedures for second lien servicing.
• Provide technical support and mentoring to peers, address escalated issues, participate in audits, and facilitate corrective actions.
• A high school diploma is required; a Bachelor's degree is preferred.
• A minimum of 4 years of progressively responsible experience in mortgage default servicing.
• Direct experience in second lien research, title and lien analysis, foreclosure or recovery strategies, investor approvals, and charge-off or loss reviews.
• Preferred experience with subordinate-lien servicing, monitoring and bidding of senior-lien foreclosures, investor or client requirements, recovery analysis, and compliance with applicable state-specific regulations.
• Advanced understanding of second lien default servicing, lien priority and enforceability, title research, senior lien monitoring, foreclosure bidding, charge-offs, surplus funds, and recovery strategies.
• Strong working knowledge of investor requirements and relevant federal and state servicing, debt collection, foreclosure, notice, and record-keeping regulations.
• Capability to interpret data related to title, valuation, payoff, foreclosure, payment, and servicing history.
• Ability to exercise independent judgment within delegated authority and escalate exceptions when necessary.
• Advanced proficiency in mortgage servicing platforms and Microsoft Excel.
• Capacity to maintain accurate, audit-ready records and clearly communicate complex loan-level conclusions.
• Excellent organizational, prioritization, and follow-through skills across time-sensitive portfolios and deadlines.
• Ability to mentor junior analysts and provide technical guidance without direct supervisory authority.
