This is a fully remote position, open to applicants in Alabama, +6 more states.
• Oversee, manage, and provide operational guidance for residential construction loans from the closing phase through to project completion.
• Utilize experience, conducted inspections, bank construction lending and mortgage lending standards, along with residential insurance loss policies to evaluate, approve, monitor, track, and disburse construction loan funds.
• Ensure that structures are constructed in accordance with building plans, specifications, and loan agreements.
• Review appraisal details and house plan notes.
• Assess the completion of construction phases, availability of materials, economic conditions, supply chain delays, and extended lead times.
• Develop schedules of values to determine builder payments at each project stage.
• Evaluate third-party construction inspections for accuracy and progress in construction.
• Inform department leadership about stalled projects.
• Collaborate with leadership to enhance and refine construction policies and guidelines.
• Review and authorize foundation surveys.
• Identify and rectify inconsistencies in construction schedules and builder performance issues.
• Monitor the construction loan portfolio and funding in alignment with builder progress.
• Identify, track, and resolve loans that involve disputes, lien filings, or legal issues.
• Manage relationships and communications with builders and borrowers, mediating to ensure timely project completion.
• Recognize and report negative trends or risks within individual construction loans and the overall loan portfolio.
• Investigate municipality and city regulations to facilitate smooth construction processes.
• A minimum of 10 years of experience in residential mortgage lending, residential construction, or a combination of both is required.
• A Bachelor’s or Associate’s degree is preferred.
• A State Builder or General Contractor License is preferred.
• Comprehensive knowledge of residential mortgage lending and residential construction is essential.
• Must comprehend survey language to ensure structures do not infringe upon property boundaries, critical lines, setbacks, or flood boundaries.
• Must have knowledge of or be able to research the requirements for each municipality or city.
• Strong verbal communication and interpersonal skills are crucial for coordinating the interrelated needs of builders, customers/borrowers/homeowners, and bank personnel/departments.
• Capability to communicate effectively in person, via phone, and through electronic means.
• Proficient in frequent computer use, including typing and maintaining focus on a monitor.
• Ability to sit, walk, and/or stand for prolonged periods.
• Ability to bend and reach as necessary.
