This is a fully remote position, open to applicants in Texas.
• Implement a thorough and strategic real estate market strategy throughout the entire lifecycle for the designated territory.
• Partner with local broker teams and the Real Estate Senior Analyst to create, enhance, and carry out the market strategy.
• Collaborate with construction, design, facilities, finance, and asset management teams to ensure successful store openings from site selection to launch and throughout the store lifecycle.
• Identify locations for new stores and opportunities for repositioning existing stores.
• Oversee local real estate broker teams to implement new store growth initiatives.
• Guide and mentor the RE Coordinator partner, focusing on personal development and goal setting.
• Conduct site visits with stakeholders for potential and current locations.
• Work alongside legal counsel on lease negotiations within the designated territory.
• Manage multiple LOI and lease negotiation processes to meet growth objectives.
• Prepare LOIs, site approval documents, site submission packages, financial reports, and analyses for monthly Real Estate Committee meetings.
• Present proposed site approval documents at the monthly Real Estate Committee meetings.
• Frequently travel within the assigned territory to evaluate retail trade areas, traffic and retail trends, demographic shifts, market changes, and future opportunities.
• Liaise with operational partners to communicate strategies and priorities for new stores and relocations.
• Build and maintain relationships with key developers while managing the expectations of external business partners.
• Represent Five Below at select Regional and National ICSC conventions.
• Candidates must be located in Texas and possess experience in the Texas market.
• A minimum of 3 years of experience in retail real estate is required.
• At least 2 years of experience in market planning, site selection, and deal negotiation is necessary.
• A Bachelor’s or Master’s Degree in Business Administration or a related concentration in real estate/finance is preferred.
• Proficient knowledge of regional retail markets, shopping centers, and major developers.
• Experience in managing third-party service providers, including master brokers, local market brokers, and external legal counsel.
• Exceptional communication, presentation, analytical, and problem-solving abilities.
• Capability to understand the audience and customer needs.
• Strong negotiation and transaction management skills.
• Ability to thrive in an ambiguous environment, identify and resolve issues, and manage change effectively.
• Excellent recall of information.
