This is a fully remote position, open to applicants in Philippines.
β’ Act as the main contact for tenant service inquiries and requests.
β’ Help foster and sustain positive tenant relationships, ensuring prompt follow-up and adherence to lease terms.
β’ Collaborate with local vendors for repairs, maintenance, inspections, and compliance documentation.
β’ Assist in onboarding and managing relationships with vendors, including scheduling and performance evaluation.
β’ Address property-level issues, identify areas for improvement, and offer actionable recommendations.
β’ Monitor and manage lease expirations, renewals, rent escalations, and other significant dates.
β’ Oversee rent collections and escalate any delinquencies to accounting or legal as necessary.
β’ Keep organized digital records of lease agreements, vendor contracts, Certificates of Insurance (COIs), and compliance documentation.
β’ Aid in the preparation of annual property budgets and supervise expenses for compliance.
β’ Assist in the calculation of Common Area Maintenance (CAM) charges and facilitate reconciliation and collection processes.
β’ Review and categorize operating expenses according to company policy.
β’ Produce occupancy updates, lease tracking summaries, work order logs, and variance analyses.
β’ Support tracking of capital projects and follow up with vendors.
β’ Provide timely updates and participate in regular internal property status meetings.
β’ Preferred to have graduated cum laude or better from university.
β’ Minimum of 3-5 years of experience in property management.
β’ Required prior experience in a commercial real estate firm.
β’ Strong organizational skills, with the ability to prioritize tasks and manage multiple responsibilities.
β’ Proficient in Microsoft Office Suite, including Word, Excel, and Outlook.
β’ Capable of communicating effectively and professionally with all organizational levels and externally with vendors and tenants.
β’ Ability to work independently with minimal supervision.
β’ Excellent command of the English language.
β’ Capacity to thrive in a fast-paced environment.
β’ Strong work ethic is a must.
β’ Must be a collaborative team player.
β’ Experience with Yardi is a plus.
β’ Currently residing in the Philippines.
β’ Available to work during US Pacific Time business hours (8 AM - 5 PM Monday-Friday); night shift in the Philippines.
