This is a fully remote position, open to applicants in Philippines.
• Analyze and interpret lease agreements and purchase contracts, determining necessary actions.
• Calculate and communicate rent adjustments and prorations to landlords.
• Upload lease and legal documentation into Sage Intacct, ensuring data accuracy and coordinating any corrections.
• Input monthly rent invoices into Sage Intacct.
• Examine annual CAM reconciliations and associated documentation, addressing inquiries with landlords and updating recurring charges.
• Upload rent payment files into Sage Intacct.
• Review and process monthly rent transactions via the Wells Fargo CEO ACH portal.
• Monitor upcoming property tax obligations, request necessary approvals, and execute online payments.
• Identify, acknowledge, and communicate any changes impacting lease accounting.
• Engage with landlords through phone and email to address questions and concerns.
• Execute general accounting tasks as assigned.
• Create monthly accruals for rent, CAM, property taxes, and related expenses.
• Prepare monthly balance sheet reconciliations.
• Conduct rent trend analyses and clarify monthly discrepancies.
• Develop audit support schedules and respond to audit inquiries.
• Bachelor’s degree in Accounting, Finance, or a related discipline.
• A minimum of 2–4 years of relevant accounting experience, preferably in property, lease, real estate, or general accounting.
• Robust understanding of lease administration, rent escalations, prorations, CAM reconciliations, and property tax processing.
• Experience with month-end closing, accruals, balance sheet reconciliations, variance analysis, and audit support.
• Proficient in accurately interpreting lease agreements, legal documents, and purchase agreements.
• Familiarity with accounting systems and lease/property management platforms such as Sage Intacct or similar.
• Preference for experience with ACH payment processing, banking portals, and online payment solutions.
• Strong analytical and problem-solving capabilities.
• High level of accuracy and attention to detail in financial processing and documentation review.
• Excellent written and verbal communication skills.
• Proficient in Microsoft Excel and Microsoft Office.
• Strong organizational and time management abilities.
• Capacity to work independently and collaboratively in a dynamic, fast-paced environment.
• Flexibility and willingness to accept additional responsibilities.
• Preferred experience in property, lease, or real estate accounting.
• Exposure to multi-site or leased-location settings preferred.
• Familiarity with audit preparation and support is a plus.
• Experience coordinating with external landlords, vendors, or property stakeholders preferred.
