Project Manager – Retail Bank Ground Up Construction

This is a fully remote position, open to applicants in New Mexico.

📋 Description

• Deliver consulting services to a financial services client account, aiding in the achievement of strategic objectives for the construction of retail banks.

• Oversee ground-up construction and renovation projects for new branches in Florida, especially along the Atlantic Coast or within the Tampa/Orlando regions.

• Manage commercial real estate projects from inception to completion, encompassing planning, design, construction, occupancy, and final closeout.

• Engage directly with clients to develop the scope of work, identify resource needs, create cost estimates and budgets, establish schedules, ensure quality control, and recognize potential risks.

• Conduct regular site visits to assess construction progress and confirm that work aligns with approved drawings and specifications.

• Evaluate contractors’ payment requisitions, budgets, subcontracts, bonds or subcontractor default insurance, change orders, job cost reports, contingencies, schedules, lien waivers, and other related documents.

• Inspect contract blueprints and specifications for completeness and adherence to architectural and engineering standards.

• Assess developer direct and indirect cost budgets and collaborate with the Cost Advisory team on estimates, quantity take-offs, and supporting documentation.

• Review and provide feedback on construction agreements, subcontracts, design agreements, building loan agreements, and qualifications statements from contractors and architects.

• Examine construction schedules and submitted documents, including zoning approvals, surveys, permits, utility approvals, engineering reports, and certifications for code and ADA compliance.

⛳️ Requirements

• Must be authorized to work in the United States without requiring visa sponsorship now or in the future.

• Preferably hold a Bachelor's degree in Architecture, Engineering, Construction Management, or a related field, along with 5-8 years of relevant experience.

• In the absence of a degree, a combination of education and experience will be taken into account.

• Preferred certifications include LEED AP, PMP, and/or CCM designations.

• Proficient in Microsoft Office applications (Word, Excel, Outlook).

• Familiarity with Kahua, MS Project, or similar project management software is necessary.

• Experience with Smartsheet is advantageous.

• Strongly preferred are backgrounds in ground-up, retail, and/or financial services.

• Knowledge of mechanical and electrical systems is a plus.

• General understanding of leases, contracts, and construction practices is required.

• Ability to interpret architectural drawings effectively.

• Excellent organizational skills combined with a curious mindset.

• Advanced mathematical skills are necessary.

• Capable of performing complex calculations including percentages, fractions, and other financial computations.
