Project Manager – Design and Construction

This is a fully remote position, open to applicants in United States.

📋 Description

• Oversee the comprehensive delivery of Nooks’ physical locations, from initial design coordination to construction and transition to Operations.

• Manage the complete drawing process throughout schematic design, design development, and construction documentation phases.

• Collaborate with Product Security to convert program and accreditation requirements into feasible, repeatable solutions.

• Evaluate drawing sets with architects and engineers to address constructability challenges.

• Supervise general contractors and vendors during construction, which includes tracking schedules, coordinating site activities, and resolving issues.

• Assess RFIs, submittals, and change orders against design intent and budget prior to approval.

• Lead the permitting and approvals process, overseeing submissions and responses to comments.

• Manage project scope, timeline, and budget from early design stages through to project turnover.

• Monitor milestones, identify risks, and implement mitigation strategies.

• Work closely with Finance to oversee budgets, confirm changes, and maintain fiscal control.

• Ensure consistent build quality across various sites.

• Facilitate internal and external project meetings.

• Guide project closeout activities, including punch lists, final inspections, and handoff to Operations.

• Collaborate with Product, Finance, IT/Cyber, Operations, architects, engineers, consultants, and general contractors to ensure project alignment.

⛳️ Requirements

• 7–10 years of project management experience in construction and architecture, with direct responsibility for drawings and execution of construction.

• Proven experience in coordinating drawing sets through SD, DD, and CD phases and assessing them for constructability.

• Experience in managing contractors and vendors, including RFIs, submittals, and change orders, to specifications.

• Familiarity with permitting and approvals processes and the ability to navigate them effectively.

• Strong communication skills to engage both technical and non-technical stakeholders, ensuring team alignment.

• Proficient with project management tools (e.g., Procore), Google Workspace, and standard drawing-review software.

• Candidates must be United States Citizens.

• All candidates must be eligible for and committed to obtaining and maintaining eligibility for Top Secret/Sensitive Compartmented Information (TS/SCI) as a condition of employment.

• Experience in a high-growth or startup environment, especially with multi-site or repeatable build programs, is preferred.

• Proximity to a major airport is preferred.

• An active security clearance is preferred.
