This is a fully remote position, open to applicants in United States.
• Guide the strategy, execution, and outcomes of designated building assessment projects and associated services in accordance with ASTM standards and specific client scopes.
• Oversee communication on a project-by-project basis with leadership, providing updates on issues and report timelines.
• Perform onsite building evaluations, including Property Condition Assessments, Phase I Environmental Site Assessments, Facility Condition Assessments, environmental sampling, seismic evaluations, structural and roofing inspections, energy audits, accessibility reviews, equipment assessments, construction oversight, desk reviews, and document analyses.
• Inspect accessible and visible building systems and equipment, structures, foundations, interiors, communal areas, exterior walls, windows, roofs, and pavement.
• Detect major physical deficiencies and gather measurements and quantities for cost estimates and replacement reserves.
• Conduct interviews with property owners, tenants, service providers, local governmental agencies, and informed individuals.
• Provide photographic evidence of sites.
• Create written reports based on field observations, notes, photographs, interviews, and client requirements.
• Adjust scope and technical documentation according to project specifics, property details, geographic location, and site conditions.
• Formulate project plans and assessments utilizing professional and technical expertise.
• Examine property records, repair and improvement costs, construction documents, maintenance logs, safety reports, governmental reports, and warranty details.
• Act as the technical lead, offering direction for specialized projects and procedures.
• Engage with Building, Zoning, and Fire Departments regarding property violations and necessary corrective measures.
• Achieve productivity and report-quality goals.
• Provide prompt customer service and proactive solutions to client requirements.
• Adhere to company policies, procedures, work instructions, quality standards, and safety protocols.
• Travel to client/project locations throughout the U.S.; onsite assignments may extend up to two consecutive weeks and may involve overnight and weekend travel.
• Bachelor's degree (B.A. or B.S.) from an accredited four-year institution in a relevant field; a minimum of three years of pertinent experience.
• Candidates without a degree may be considered if they possess substantial related experience, typically five years or more, along with equivalent knowledge.
• A valid driver’s license is required with no significant motor vehicle accident points/violations (clean driving record).
• Familiarity with buildings, construction practices, technical standards, construction materials and methods, environmental issues, cost estimation, and industry standards.
• Proficiency in word processing, spreadsheet, and project management software, including Quire and AssetCalc, Microsoft Office Suite, and industry-specific software.
• Capability to operate an electronic tablet in the field for real-time data collection.
• Competence in writing reports, business correspondence, and standard operating procedures.
• Ability to present information and address inquiries from clients, peers, and technical field staff.
• Capacity to work independently as well as collaboratively in a team setting.
• Must possess a cell phone and provide personal internet service.
• Must fulfill physical requirements, including walking, standing, climbing stairs and ladders, occasional lifting of up to 40 pounds, and operating a motor vehicle.
• Ability to effectively work from a remote location.
• Willingness to travel by airplane, motor vehicle, and train to client/project sites across the U.S.
