Program Manager – Data Centers

This is a fully remote position, open to applicants in United States.

📋 Description

• Oversee the complete delivery of a large-scale AI data center campus from pre-construction through to commissioning and handover.

• Perform constructability assessments, value engineering, design collaboration, and procurement of subcontractors.

• Create construction execution plans, phasing strategies, logistics approaches, site layouts, and requirements for temporary facilities.

• Establish procedures for document management, RFIs, submittals, change orders, and progress tracking.

• Coordinate mobilization efforts, site access, temporary utilities, trailers, laydown areas, security, and safety measures.

• Develop and sustain detailed CPM schedules utilizing Primavera P6 or Microsoft Project.

• Conduct weekly schedule meetings, monitor progress and discrepancies, and apply recovery strategies as necessary.

• Manage concurrent activities in data halls, mechanical/electrical infrastructure, central utility plants, and external site development.

• Oversee long-lead procurement for generators, switchgear, UPS systems, cooling units, and IT infrastructure.

• Administer budget, committed costs, expenditures, forecasts, GMP/lump-sum amounts, pay applications, retainage, and change orders.

• Generate monthly cost reports, cash-flow forecasts, contingency tracking, and earned-value metrics.

• Implement quality management strategies, oversee RFIs and submittals, and coordinate inspections and materials testing.

• Provide commissioning support, conduct quality walks, manage punch lists, track deficiencies, and ensure turnover readiness.

• Uphold OSHA, company, client, building, fire, environmental, stormwater, and jurisdictional regulations.

• Handle permits, inspections, temporary occupancy certificates, and final occupancy certificates.

• Coordinate the efforts of over 30 subcontractors and specialty trade contractors across civil, structural, architectural, MEP, fire protection, and low-voltage disciplines.

• Lead OAC meetings, subcontractor coordination, and MEP coordination sessions.

• Act as the main on-site liaison for clients, designers, commissioning agents, and operations personnel.

• Manage field conflicts, design discrepancies, material deliveries, equipment staging, and crane operations.

• Supervise data center infrastructure including raised floors, aisle containment, cable trays, bus ducts, grounding, critical power, cooling, BMS, and fire detection and suppression systems.

• Coordinate the phased turnover of data halls and their supporting infrastructure.

• Maintain project documentation including logs, minutes, photographs, inspections, test reports, and correspondence in the PMIS.

• Handle closeout documentation, as-built drawings, O&M manuals, warranties, lien waivers, retainage releases, and completion certifications.

• Create executive progress reports and organize lessons learned sessions.

• Facilitate owner training, warranty coordination, and post-occupancy support.

⛳️ Requirements

• Bachelor’s degree in Construction Management, Civil Engineering, Mechanical Engineering, Electrical Engineering, Architecture, or a related field.

• 5–7 years of progressive project management experience in commercial construction.

• Proven experience managing projects valued at over $500M from pre-construction to closeout.

• Direct responsibility for schedule, budget, quality, and safety results.

• Experience with design-build, CM-at-Risk, or GMP contract delivery methodologies on fast-track construction projects.

• OSHA 30-Hour Construction Safety certification is mandatory.

• Strong preference for experience in data center, mission-critical facilities, or extensive MEP construction.

• Familiarity with Tier III/IV data center design standards and ASHRAE data center cooling guidelines is preferred.

• Experience in managing field engineers, project engineers, administrative personnel, and large subcontractor teams.

• Exceptional written and verbal communication abilities.

• Proven negotiation skills for subcontract scoping, change order resolution, and conflict management.

• Capability to assess field conditions, evaluate alternatives, make decisions under pressure, and communicate solutions effectively.

• PMP, LEED AP/Green Associate, and First Aid/CPR certifications are preferred.

• Familiarity with Primavera P6, Microsoft Project, Procore, Bluebeam, BIM 360, or similar tools.

• Primavera P6 certification or advanced training in P6 is preferred.

• Experience with schedule risk and diagnostic tools such as Acumen Fuse or Deltek Acumen is preferred.

• Familiarity with earned value management and cost-schedule integration is preferred.

• Must reside near a major airport.

• Must hold a valid REAL ID or an acceptable alternative, like a passport, for business travel.
