Preconstruction Manager

This is a fully remote position, open to applicants in Washington.

📋 Description

• Oversee and direct the preconstruction phase, transitioning from conceptual design to readiness for construction.

• Work closely with project managers, architects, engineers, and clients to establish project scope, budget, timeline, and objectives.

• Organize and participate in preconstruction meetings with relevant stakeholders.

• Create and manage project cost estimates that encompass materials, labor, equipment, and subcontractor bids.

• Execute value engineering while identifying potential cost-saving measures.

• Develop and manage initial construction schedules along with detailed project timelines.

• Coordinate the involvement of subcontractors, procurement of materials, and planning for site preparation.

• Recognize preconstruction risks and formulate strategies for mitigation.

• Review contract documents to identify issues, discrepancies, ensure clarity, and verify compliance.

• Maintain comprehensive records of drawings, specifications, contracts, and other preconstruction documentation.

• Provide regular updates to senior leadership, clients, and stakeholders.

• Lead and mentor estimators, coordinators, and assistants.

• Foster positive relationships with clients, subcontractors, and external partners.

• Act as the primary client liaison throughout the preconstruction phase.

⛳️ Requirements

• Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related discipline (preferred).

• At least 5-7 years of experience in construction management or preconstruction.

• Demonstrated experience in managing complex construction projects from inception to completion.

• In-depth knowledge of construction processes, project management, and preconstruction methodologies.

• Skilled in construction management software such as Procore, Buildertrend, and ProEst.

• Proficient in Microsoft Office Suite.

• Outstanding leadership, communication, and interpersonal capabilities.

• Keen attention to detail with strong problem-solving skills.

• Ability to perform effectively under pressure and meet stringent deadlines.

• LEED AP, PMP, or other relevant certifications are advantageous.

• OSHA 30-hour certification or equivalent safety training required.
