Preconstruction Manager

This is a fully remote position, open to applicants in Washington.

📋 Description

• Oversee and direct the preconstruction phase, from initial design concepts to readiness for construction.

• Collaborate with project managers, architects, engineers, and clients to establish project scope, budget, timeline, and objectives.

• Coordinate and participate in preconstruction meetings with all relevant stakeholders.

• Create and manage project cost estimates that encompass materials, labor, equipment, and subcontractor proposals.

• Execute value engineering and pinpoint opportunities for cost reduction.

• Formulate and oversee preliminary construction schedules and detailed project timelines.

• Recognize preconstruction risks and devise strategies for mitigation.

• Examine contract documents for any issues or inconsistencies, ensuring clarity and compliance.

• Maintain accurate records and documentation, including drawings, specifications, and contracts.

• Provide regular updates to senior leadership, clients, and stakeholders.

• Guide and mentor preconstruction team members.

• Build and sustain relationships with clients, subcontractors, and external partners.

• Act as the primary point of contact for clients during the preconstruction phase.

⛳️ Requirements

• Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related discipline (preferred).

• A minimum of 5-7 years of experience in construction management or preconstruction.

• Strong knowledge of estimating, budgeting, and scheduling practices.

• Proven track record in managing intricate construction projects from inception to completion.

• Comprehensive understanding of construction processes, project management, and preconstruction methodologies.

• Proficient in construction management software (e.g., Procore, Buildertrend, ProEst, etc.) and Microsoft Office Suite.

• Exceptional leadership, communication, and interpersonal abilities.

• Strong attention to detail and adept problem-solving skills.

• Capacity to work efficiently under pressure and meet stringent deadlines.

• LEED AP, PMP, or other pertinent certifications.

• OSHA 30-hour certification or equivalent safety training.
