Manager, Turns

This is a fully remote position, open to applicants in United States.

📋 Description

• Lead and supervise a team of local and offshore Turn/Make-Ready Coordinators and Dispatchers

• Manage numerous turn/make-ready projects across the country

• Achieve targeted KPIs for vacate-to-turn initiation, duration of turns, costs associated with turns, and quality of turns

• Establish and sustain a nationwide network of general contractors and trade vendors

• Utilize mechanical and construction expertise to identify warranty-related issues

• Ensure original vendors perform properly and that identified issues are not included in new estimates

• Evaluate Rent Ready Inspections against approved estimates for precision and quality using proof-of-work photographs and third-party inspection documentation

• Guarantee that move-in inspections and repairs are executed promptly and to a high standard

• Ensure timely and precise handling of associated administrative tasks

• Carry out additional responsibilities as assigned

⛳️ Requirements

• Over 3 years of turnover management experience in a real estate setting, ideally with residential single-family rentals

• Expert knowledge in residential turnover, renovation, and maintenance technical applications and business practices

• Well-rounded, multi-disciplinary professional capable of functioning with broad authority and minimal supervision

• Skilled at engaging and influencing senior leadership to meet organizational KPIs

• Experience working with HOAs and local governments

• Highly organized, detail-oriented, and proficient in data entry

• Availability to work a flexible schedule, which may occasionally include evenings and weekends

• Proficient in adapting to new technologies

• Competent in using MS Office, Google Office Suite, and Slack

• Bachelor's Degree is preferred but not mandatory
