Director, Land Acquisitions

This is a fully remote position, open to applicants in North Carolina.

📋 Description

• Identify and pursue opportunities for raw land, entitled land, and finished lots within targeted markets in North Carolina.

• Establish and nurture relationships with land brokers, developers, engineers, and landowners.

• Develop and oversee a land pipeline to achieve both short- and long-term sales objectives.

• Conduct financial analyses, including land residuals, IRR modeling, and sensitivity assessments.

• Assess zoning, entitlement risks, utilities, topography, and development expenses.

• Coordinate environmental, geotechnical, and legal due diligence processes.

• Structure and negotiate purchase agreements, options, and joint ventures.

• Present investment opportunities to executive leadership and/or investment committees.

• Oversee deal execution up to the closing stage.

• Collaborate with land development, engineering, and legal teams throughout the entitlement and permitting phases.

• Interact with local municipalities, planning commissions, and governing bodies.

• Monitor project timelines and mitigate entitlement-related risks.

• Analyze market trends, pricing, and competitive activities throughout North Carolina.

• Recommend acquisition strategies aligned with economic conditions and the company's objectives.

• Identify emerging submarkets and growth prospects.
