Development Project Manager

This is a fully remote position, open to applicants in United States.

📋 Description

• Support the entire development life cycle for Life Plan Community (CCRC) campuses catering to older adults.

• Implement development initiatives for new Life Plan Communities and campus repositioning projects.

• Oversee and coordinate projects from the initial assessment of opportunities to completion, occupancy, and stabilization.

• Provide leadership during complex, multi-year development endeavors.

• Manage various development projects, ensuring adherence to timelines, budgets, quality standards, and organizational objectives.

• Collaborate with architects, engineers, planners, contractors, consultants, legal advisors, and financing partners.

• Monitor project performance and pinpoint risks, challenges, and opportunities.

• Assist the design team with pre-qualification, proposal evaluation, and contract negotiations.

• Ensure that proposed programs align with operational and licensing standards.

• Facilitate entitlement, zoning, permitting, and regulatory approval processes.

• Supervise development and construction progress through site visits, meetings, and reporting.

• Manage project budgeting, cost monitoring, and financial reporting.

• Enhance communication among Affiliate leadership, boards, internal departments, TKC, and external stakeholders.

• Prepare materials for leadership, committees, boards, lenders, investors, and presentations.

• Support Finance with equity, investment, debt, and development finance proposals.

• Assist Marketing in achieving presales and lease-up objectives through stabilization.

• Report directly to the Senior Director of Development.


⛳️ Requirements

• Bachelor's degree in real estate development, construction management, finance, architecture, engineering, urban planning, or a related discipline.

• At least 8 years of progressive development experience delivering projects from conception to completion (10+ years preferred).

• Experience in managing design, entitlements, zoning, permitting, and construction processes.

• Direct experience in healthcare real estate, senior living, multifamily, or hospitality real estate development.

• Excellent analytical, organizational, and communication abilities.

• High proficiency in the Microsoft Office suite and Procore or similar construction/development project management/project cost software.

• Ability to support financial modeling and development underwriting, including proforma construction and sensitivity analysis.

• Capacity to build consensus among diverse stakeholders, including independently governed Affiliate boards.

• Comfortable operating in ambiguous situations and leading early-stage development activities.

• Capability to manage multiple projects and deadlines in a dynamic environment.

• Familiarity with senior living licensure, CCRC, Certificate of Need, life safety codes, and/or highly regulated projects is preferred.

• Knowledge of tax-exempt bond financing and not-for-profit senior living capital structures is preferred.

• Flexibility in working hours is required.

• Willingness to travel extensively.
