Development Project Manager

This is a fully remote position, open to applicants in United States.

📋 Description

• Assist in the comprehensive development life cycle for Life Plan Community (CCRC) campuses catering to older adults.

• Implement development prospects for new Life Plan Communities as well as campus repositioning projects.

• Oversee and coordinate development initiatives from the initial assessment of opportunities to completion, occupancy, and stabilization.

• Provide leadership during intricate, multi-year development projects.

• Juggle multiple development initiatives concurrently, ensuring compliance with timelines, budgets, quality benchmarks, and organizational objectives.

• Collaborate with cross-functional teams that include architects, engineers, planners, contractors, consultants, legal advisors, and financing partners.

• Monitor project performance, identifying risks, challenges, and opportunities while recommending viable solutions.

• Assist the design team with pre-qualification, proposal evaluation, and contract negotiations.

• Work with Affiliates and operational stakeholders to ensure programs align with operational and licensing standards.

• Aid in the entitlement, zoning, permitting, and regulatory approval processes.

• Supervise development and construction progress through site visits, project meetings, and reporting.

• Manage project budgets, cost tracking, and financial reporting.

• Foster communication among Affiliate leadership, boards, internal departments, TKC, and external stakeholders.

• Support leadership, committee, board, lender, investor, and stakeholder presentations and reports.

• Collaborate with Finance on equity, investment, debt, and development finance packages and presentations.

• Assist Marketing with presales and lease-up objectives during project stabilization.

• Encourage collaboration, transparency, and accountability among project participants.

• Advocate for TKC's mission, values, and dedication to providing high-quality living environments and services for older adults.


⛳️ Requirements

• A Bachelor's degree in real estate development, construction management, finance, architecture, engineering, urban planning, or a related discipline.

• At least 8 years of progressive development experience in delivering projects from inception to completion (10+ years preferred).

• Proven experience managing design, entitlements, zoning, permitting, and construction.

• Direct experience in healthcare real estate, senior living, multifamily, or hospitality real estate development.

• Preferred: Familiarity with senior living licensure, CCRC, Certificate of Need, life safety code, and/or highly regulated projects.

• Preferred: Knowledge of tax-exempt bond financing and not-for-profit senior living capital structures.

• Strong analytical, organizational, and communication capabilities.

• Proficient in Microsoft Office suite and Procore or other construction/development project management/project cost software.

• Ability to support financial modeling and development underwriting, including pro forma construction and sensitivity analysis.

• Skill in building consensus among multiple stakeholders, including independently governed Affiliate boards.

• Comfortable navigating ambiguity and leading early-stage development efforts.

• Capable of managing multiple projects and meeting deadlines in a fast-paced environment.

• Willingness to work flexible hours.

• Extensive travel is mandatory.
